What actually happens when you request a tour on Zillow isn’t what most Austin buyers assume. I’m Robbie English, REALTOR, Broker at Uncommon Realty. Tapping that button doesn’t connect you to the listing agent, it usually routes you to whoever paid Zillow for that lead.

What Happens When You Request A Tour On Zillow?

TLDR: What Happens When You Request A Tour On Zillow?

  1. Zillow’s tour request usually routes to a “Premier Agent,” not the listing agent, through its Flex referral program.
  2. That agent pays Zillow a referral fee, typically 20-40% of their commission, but only if the deal closes.
  3. The Flex program is invitation-only and uses AI to prioritize which leads get routed where.
  4. You can always request the actual listing agent directly instead of using the “Tour” button.
  5. Working with your own buyer’s agent from the start avoids this routing entirely.

How The Zillow Flex Program Actually Works

When you click “Request a Tour” on a listing, Zillow doesn’t automatically connect you to the agent who listed that specific home. Instead, through its Premier Agent Flex program, it routes your inquiry to a participating agent in your area. That agent pays Zillow a referral fee, typically in the 20-40% range of whatever commission they earn, but only if the transaction actually closes. It’s invitation-only, and Zillow uses its own tools to vet and prioritize which leads go to which agents.

None of this is secret or improper, it’s a legitimate lead-generation business model. But it means the agent who shows up isn’t necessarily the most knowledgeable about that specific property, they’re the one who opted into paying for the lead.

Why This Matters For You As A Buyer

The listing agent knows the property’s actual history, any disclosures, and what the seller actually cares about in an offer. A Flex-routed agent is often meeting the home for the first time right alongside you. If you want the listing agent specifically, you can request them by name through the listing, or call the brokerage directly instead of tapping the generic “Tour” button.

The Better Move: Have Your Own Agent From The Start

If you already have a buyer’s agent, have them schedule your showings directly instead of using Zillow’s tour button. That keeps someone who’s actually representing your interests in the loop from the first showing, not an agent whose primary relationship is with Zillow’s lead program.
