This guide outlines essential steps and best practices to protect you, your property, and potential buyers from the beginning to the end of the transaction. Your Personal Safety When Selling Your Home: Essential Precautions

Stranger Danger: Protecting Your Home from Unscheduled Visitors

One of the most critical aspects of selling your home is controlling who enters your property. While a “For Sale” sign in your yard is a powerful marketing tool, it can also attract individuals who may not have the best intentions. If someone knocks on your door, expressing interest in an impromptu tour, it’s essential to stay cautious. Politely explain that there is a process that must be followed before anyone can view the property and direct all inquiries to me, your trusted real estate professional.

Not all agents or buyers are who they claim to be. Opening your door to someone without verifying their identity can put you at risk. As your real estate agent, I am dedicated to ensuring that every potential buyer is pre-screened and accompanied by their respective agent during showings. This protocol not only protects your privacy but also ensures that only qualified, pre-approved buyers who are serious about purchasing your home are allowed entry. Protect Your Home from Germs: Health Precautions During Showings

In today’s world, health and hygiene are more important than ever. With multiple people walking through your home during showings, it’s natural to be concerned about the spread of germs. Simple precautions can make a significant difference in keeping your space safe and clean.

Start by placing hand sanitizer and disposable masks at the entrance for visitors to use upon entering. For scheduled showings, consider turning on all the lights and opening interior doors ahead of time. This reduces the need for potential buyers to touch surfaces such as doorknobs and light switches. After each showing, take the time to disinfect high-touch areas like door handles, light switches, and countertops. By taking these steps, you can create a healthier environment for both yourself and potential buyers.

Scrub the Home of Sensitive Personal Information

When preparing your home for showings, it’s essential to safeguard your sensitive personal information. Documents like mail, bills, bank statements, checkbooks, and passports should never be left out in the open. Even seemingly secure places, like a desk drawer, can be easily accessed by someone with ill intentions.

Additionally, if you have a habit of leaving sticky notes with passwords or other sensitive information around your home, it’s time to remove them. Identity theft is a serious concern, and during showings, you want to minimize the risk of someone gaining access to your personal information. By carefully storing away all sensitive materials, you can protect your identity and ensure that your privacy remains intact during the selling process.

Lock Up Valuables and Electronics

Your home likely contains valuable items that could be tempting to opportunistic individuals. Before listing your property, take inventory of your valuables and secure them in a safe place. Items like laptops, tablets, jewelry, watches, cash, credit cards, and prescription drugs should never be left out in the open.

If you own firearms, make sure they are under heavy lock and key or, better yet, removed from the property entirely while your home is on the market. Prescription drugs, in particular, are often overlooked, but they are easy to pocket without the showing agent noticing. By locking up or removing these items, you can prevent theft and keep your belongings secure throughout the selling process.

Don’t Invite Inadvertent Access to Your Home

It’s common to hide a spare key outside your home for emergencies, but when selling your property, this practice can pose a significant security risk. Experienced thieves know all the common hiding spots, such as under doormats, flowerpots, or above the door frame. If a potential buyer with ill intentions discovers the location of your hidden key, they could gain easy access to your home later.

Before listing your property, remove any hidden keys and avoid hanging spare keys in visible places within the home. After each showing, double-check that all doors and windows are securely locked. Take a moment to ensure that nothing is missing and that your home is in the same condition as before the showing. These simple precautions can go a long way in preventing unauthorized access and keeping your home safe.
