Do luxury homes in Austin take longer to sell? The data doesn’t fully back up that assumption, some luxury price bands have actually been moving faster than the overall market. I’m Robbie English, REALTOR, Broker at Uncommon Realty. Here’s what the numbers actually show.

TLDR: Do Luxury Homes In Austin Take Longer To Sell?

  1. Not necessarily, the $1.2M-$1.39M segment has been moving in as little as 15 days recently.
  2. Overall Austin days on market improved from 35 days (mid-2025) to 27 days (mid-2026).
  3. Pricing accuracy matters more at the luxury level, buyers here have fewer comps and more scrutiny.
  4. Presentation and photography quality has an outsized effect on luxury days on market.
  5. The homes that sit are usually overpriced relative to true comps, not “too luxury” for the market.

The Assumption Doesn’t Hold Up

It’s a reasonable guess, fewer buyers can afford $1M+, so it should take longer to find one. But the actual data doesn’t support a blanket “luxury takes longer” rule. The $1.2M-$1.39M segment specifically has been trading in as little as 15 days recently, tighter than Austin’s overall median of 27 days. Luxury buyers who are ready to move, move fast when a home is priced and presented correctly.

What Actually Determines Luxury Days On Market

Pricing accuracy matters more at this level, not less. There are fewer directly comparable sales for a $1.5M custom home than for a $450K production-builder home, which means pricing mistakes are easier to make and more costly when they happen. An overpriced luxury listing doesn’t just sit, it can actively signal to the (smaller) pool of qualified buyers that something’s off.

Presentation Has An Outsized Effect

Professional photography, staging, and sometimes a pre-listing inspection matter more here because luxury buyers are comparing your home against other genuinely move-in-ready luxury properties. A home that photographs poorly or shows deferred maintenance loses buyers before they ever request a showing, that’s a bigger swing in a market with fewer total buyers.

So What Actually Sits

When a luxury home does sit for months, it’s almost always a pricing problem relative to real comps, not a sign that “luxury homes just take longer.” The fix is usually a price adjustment grounded in actual recent sales, not a longer wait.
