Are Luxury Homes Sitting Longer in Austin? The Real Story Behind Days on Market Infographic

 

If you’ve heard that luxury homes in Austin are sitting on the market much longer than they used to, there’s some truth to that, but the full story is more nuanced. While the average number of days on market has increased, that doesn’t mean the luxury market has stalled. Instead, it reflects a shift toward a more balanced market where buyers have more choices and sellers need a stronger strategy.

Luxury homes priced above $1 million are averaging about 81 days on the market, compared to 67 days a year ago. Inventory has also increased by roughly 6%, giving buyers more options than they had during the fast paced seller’s market of recent years. Even so, well prepared and correctly priced homes continue to attract serious buyers and often sell with strong terms.

Pricing remains the biggest factor in determining how quickly a luxury home sells. Homes that are priced too aggressively tend to linger, while properties that reflect current market conditions are still moving. The market is rewarding sellers who invest in professional photography, thoughtful staging, strategic marketing, and realistic pricing from the beginning.

Demand for luxury homes remains healthy, especially in Austin’s most desirable neighborhoods. Areas such as Westlake, Barton Creek, Lake Travis, and Northwest Hills continue to attract buyers looking for premium homes and exceptional locations. Buyers are still willing to pay for quality, but they are taking more time to compare properties before making an offer.

The takeaway is simple: today’s luxury market is not slowing down, it is becoming more selective. Sellers who understand current market conditions and position their homes correctly can still achieve excellent results. Buyers benefit from having more inventory and greater negotiating opportunities, making this an excellent time to work with an experienced local real estate professional who understands Austin’s luxury market.
