Marble Falls sits in the Texas Hill Country on Lake Marble Falls, a reservoir on the Colorado River formed by the Max Starcke Dam. The town was founded in 1887 by Adam Rankin Johnson, and its historic downtown still has buildings listed on the National Register of Historic Places. If you’re considering making Marble Falls your home, it’s worth knowing what actually makes this town work — not just the scenery, but the community, the history, and what real estate here looks like.

  • Real estate in Marble Falls ranges from in-town homes to lakefront properties, served by Marble Falls ISD.

A Close-Knit Community

One of the first things you’ll notice in Marble Falls is how much the town leans on its downtown district and local events to bring people together. The local schools fall under Marble Falls ISD, and there’s a genuine mix of longtime residents and people who’ve relocated from Austin looking for more space and a slower pace without giving up easy access to a bigger city.

The Outdoors, Right at Hand

Lake Marble Falls sits at the center of town, and it’s the anchor for a lot of daily life here — boating, fishing, and just watching the sunrise over the water. For hiking, the Highland Lakes region includes Balcones Canyonlands National Wildlife Refuge, about 15 miles from downtown, with roughly 8 miles of trails ranging from an easy half-mile prairie walk to the more strenuous Rimrock Trail.

History and Culture

Marble Falls was founded by Adam Rankin Johnson, a former Confederate general who wanted to build an industrial city powered by the Colorado River. That history is still visible today in the Historic Downtown area, home to several buildings on the National Register of Historic Places, along with local art galleries and shops. Every June since 1991, the town has hosted LakeFest, a drag boat racing event on Lake Marble Falls that draws roughly 10,000 visitors — more people than actually live in town.

Real Estate Options

The market here is genuinely varied — in-town homes near downtown, hill-view properties, and lakefront homes on Lake Marble Falls itself. What you pay for a given lot depends heavily on water access and view, and prices vary more within Marble Falls than a lot of buyers expect going in.

Dining, Shopping, and Everyday Life

Marble Falls has a working downtown — local restaurants, boutiques, and antique shops — along with newer additions as the town has grown. It’s not a place where you run out of things to do on a weekend, but it also isn’t trying to be Austin.

Is Marble Falls the Right Fit?

Marble Falls works well for people who want real access to the outdoors and a small-town pace, while staying close enough to Austin — about 47 miles — to use it when they need to. If that’s the trade-off you’re looking for, it’s worth a serious look.
