Georgetown is the county seat of Williamson County and the largest city in the county, about 27 miles north of downtown Austin up I-35. I work with a lot of buyers moving here, and the draw is usually some combination of the same three things: a genuinely historic downtown, strong new-construction options on the north side of the metro, and property taxes that stretch further than they do inside Austin city limits.

What Makes Georgetown Different
Georgetown’s downtown square is built around the 1911 Williamson County Courthouse and a ring of Victorian-era storefronts — it’s been recognized nationally as one of the best-preserved town squares in Texas, and it’s a working downtown, not a museum piece: restaurants, boutiques, and offices all operate out of those same buildings. The San Gabriel River runs through town, with parkland and trails following both its north and south forks.
Georgetown is also home to Sun City, a large age-55-and-up master-planned community on the west side of town, and to Southwestern University, a private liberal arts college that’s been in Georgetown since 1873. Between Sun City retirees, Southwestern faculty and staff, and families relocating for the schools and the space, the buyer pool here is more varied than a lot of nearby suburbs.
Where People Buy
Georgetown covers a lot of ground, and the right area depends on what you’re optimizing for. Sun City is the obvious answer if you want an active-adult community with amenities built in. Berry Creek, on the north side, is an established neighborhood built around a golf course, popular with move-up buyers who want mature trees and larger lots. Rancho Sienna is one of the newer master-planned communities on the west side, with new construction still being built out. There are plenty of other pockets in between — I can walk you through what fits your budget and commute once I know what you’re working with.
