Why a handful of sales can swing the numbers here
Highland Haven is a small lake city on the eastern shore of Lake LBJ in Burnet County with only a few hundred residents, so a handful of closings in a given quarter can move average price and days-on-market figures more than they would in a large metro. One lakefront sale at the high end can pull an average up even if most other homes sold for less. That’s why I look at individual comparable sales with clients rather than leaning on citywide averages alone.
Where pricing has stood
Home values across Burnet County broadly have held up over the past year, even with mortgage rates staying elevated. That’s held true here too, though Highland Haven doesn’t see enough transactions in a given month to generate a reliable trend line on its own. Because it sits close to both Marble Falls and Horseshoe Bay, pricing pressure in those markets tends to show up here too, particularly when Horseshoe Bay gets more expensive and buyers start looking at Highland Haven for similar lake access at a lower entry point.
Where inventory has stood
Active inventory in Highland Haven has stayed thin, which is typical for a town this size rather than a sign of anything unusual. True waterfront and dock-access homes make up a small share of what’s on the market at any given time, and those tend to move faster than interior lots once they’re listed. That pattern has held steady over the past several cycles I’ve tracked.
What recent activity signals
Elevated rates have slowed decision timelines more than they’ve killed demand outright. A lot of Highland Haven buyers, retirees and second-home buyers especially, are flexible on when they move, so higher rates tend to stretch out how long a search takes rather than take buyers out of the market entirely.
Thinking About Selling?
A property priced against generic Hill Country trends instead of actual recent Highland Haven and Highland Lakes sales can sit on the market longer than it should, or leave money on the table if it’s underpriced.
