Highland Haven Real Estate Market Forecast

I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty. People ask me what’s coming for the Highland Haven market, and I’ll be upfront: I’m not going to hand you a made-up percentage or a prediction I can’t back up. What I can do is walk you through the factors that are actually likely to shape things going forward. If you want to see what’s already happened instead, that’s on my market trends page.

Why a market this size resists forecasting

With so few homes changing hands here in a given year, a couple of high-end lakefront sales could swing the numbers in a way that would barely register in a market the size of Austin. Any forecast that ignores that is guessing, not analyzing, which is why I’m not going to publish a number I can’t stand behind.

The rate environment going forward

Mortgage rates have settled into what a lot of people are calling a new normal, higher than buyers got used to a few years ago, without the dramatic swings either direction that would force a sudden shift in behavior. I’d expect that to keep shaping how quickly retirees and second-home buyers, who make up most of this market, decide to move rather than whether they move at all.

Lake levels and seasonal demand

Lake levels affect how desirable waterfront and near-water lots feel in a given season, and that’s going to keep driving when buyers get serious more than any broader economic signal. Expect interest to keep clustering around spring and early summer, when the lake looks its best.

Spillover from neighboring markets

Because Highland Haven sits between Marble Falls and Horseshoe Bay, activity in those markets is likely to keep spilling over here. If Horseshoe Bay listings keep climbing, I’d expect more buyers to keep shifting their search toward Highland Haven looking for similar lake access at a lower price point, which would keep pressure on the limited inventory here.

What this means if you’re buying

Don’t wait for a signal that will never arrive cleanly. If you find a property that fits your budget and your must-haves, particularly anything with real water access, that’s usually more decisive than trying to time a market this small. Waterfront and dock-access inventory is limited enough structurally that I don’t expect that to loosen up regardless of where rates go.

What this means if you’re selling

Presentation and pricing are likely to keep carrying more weight here than in a larger market where buyers have dozens of similar homes to compare. Expect that to hold going forward: price against the handful of genuinely comparable Highland Haven and nearby Highland Lakes sales, not a general Hill Country average.
