Georgetown Home Prep Checklist Before Listing

Preparing a home for sale is about more than a deep clean, it’s about seeing your house the way a buyer will see it and closing the gap between the two. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and this is how I help Georgetown sellers get their homes ready, room by room and dollar by dollar.

Start with a walkthrough, not a to-do list

Before you spend a dollar on preparation, I walk the property with you. Every home is different. Some need almost nothing, others benefit from targeted updates in the kitchen or primary bath. My job is to tell you specifically what’s worth doing for your home and what isn’t, so you’re not spending money on projects that won’t move your sale price.

Decluttering and depersonalizing

Buyers need to picture themselves living in your home, and that’s harder to do with a full bookshelf of family photos or closets packed to the brim. Clearing counters, thinning out furniture, and packing away personal items early makes rooms feel larger and lets buyers actually see the space instead of your stuff.

Small repairs add up

A dripping faucet, a sticky door, chipped paint. None of these are expensive to fix, but buyers notice them and use them to question what else might be wrong with the house. Handling the obvious small repairs before listing removes easy objections during showings and inspection.

Paint, lighting, and first impressions online

Most buyers see your home online before they ever see it in person. Neutral paint colors photograph better and appeal to a wider range of buyers than bold or dated colors. Good lighting, both natural and fixture, matters just as much. Dark rooms photograph poorly no matter how nice they are in person.

Curb appeal sets the tone

Buyers form an opinion before they get out of the car. Fresh mulch, a mowed lawn, a clean front door, and clear house numbers cost very little but shape how buyers approach the rest of the showing.

What Georgetown buyers are looking for

Buyers here vary by neighborhood. In Sun City, buyers care about single-level living and low-maintenance features. In family-oriented areas like Wolf Ranch, buyers look for functional floor plans and yard space. Near downtown, buyers often want character and walkability preserved, not stripped out.
