Hutto Negotiation & Showing Tips for Sellers

The tips that actually move the needle for Hutto sellers aren’t the ones about paint colors or curb appeal. Those matter, but they’re covered elsewhere. What trips people up more often is how they handle showings, negotiate offers, and time the process. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s what I actually tell my own clients on those fronts.

Understand how commissions work now

Since the 2024 changes to how real estate commissions are handled nationally, buyer agent compensation is no longer advertised on the MLS. It gets negotiated as part of each individual offer instead. That means when offers come in, you may see different requests for how much you’re being asked to contribute toward the buyer’s agent, and that’s now a real negotiating point rather than a fixed line item. Managing showings without overreacting

The first few days after a listing goes live tend to produce the most feedback, and it’s tempting to read too much into it. A slow first weekend doesn’t automatically mean your price is wrong, and a busy first weekend doesn’t guarantee an offer. I track showing volume and actual buyer feedback over the first two weeks before recommending any change to price or presentation, because that’s usually enough data to see a real pattern instead of noise.

What actually makes an offer strong

Sellers often assume the highest number wins, but financing type, contingencies, and closing timeline can matter just as much. A cash offer or a strong conventional pre-approval at a slightly lower price can be a safer bet than a higher offer with a shaky financing contingency. When multiple offers come in, I walk clients through the full picture of each one, not just the top-line price, so the decision is based on what’s actually most likely to close.

Negotiating repair requests after inspection

Almost every inspection turns up something. The mistake I see sellers make is treating every item on the list as equally important. I help clients separate the repairs a buyer is likely to walk over from the ones that are more about negotiating leverage, and figure out where a credit makes more sense than doing the work yourself.

Timing your listing

When you list can affect how quickly your home moves and what kind of offers you get, though it matters less than pricing and presentation.
