Hutto Real Estate Market Data by Neighborhood

Hutto’s real estate market has changed a lot in the last decade. It’s gone from a small Williamson County town to a city that’s grown past 35,000 residents, more than doubling since the 2020 census, with new construction happening across multiple neighborhoods at once. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve represented sellers across Hutto for decades. Here’s how the market actually breaks down right now, neighborhood by neighborhood.

TL;DR: Understanding the Hutto Real Estate Market for Home Sellers

Hutto sits in Williamson County, about 22 miles northeast of Austin, served by Hutto ISD, one of the fastest-growing school districts in the state. Inventory has generally been running in the three-to-four-month supply range, which tilts toward sellers but shifts through the year. Different pockets of the city behave differently depending on age of construction and proximity to new development, so a citywide average isn’t much use for pricing your specific home.

Inventory and where the market sits right now

Months of supply is the number I watch most closely for sellers. It tells you roughly how long it would take to sell through everything currently listed at the current pace of sales. Hutto has generally sat somewhere around three to four months of supply lately, which is inside the range most agents consider a seller’s market, though anything under six months still favors sellers to some degree. That number moves depending on how much new construction releases at once and the time of year, so it’s worth checking against current listings rather than relying on a figure that’s a few months old.

What makes selling in Hutto different

Different pockets of Hutto sell differently. Homes in established sections like Brushy Creek Estates or closer to Hutto’s historic downtown tend to draw buyers looking for a more established feel, while newer developments toward the edges of the city attract buyers prioritizing space and modern floor plans. Knowing which buyer pool your specific home fits into shapes how I price and market it, and it’s a big part of why I don’t use citywide averages when I put together a listing strategy.

New construction is the biggest factor in pricing

The biggest risk in a growing market like Hutto’s is pricing off stale comparables. A sale from even a year ago may not reflect what’s happening on your street today, especially if new construction has come online nearby since then. Resale sellers here are also directly competing against builder incentives on brand-new homes, rate buydowns, closing cost credits, upgrade packages, which a resale listing can’t match dollar for dollar. That’s a factor I build into pricing and positioning rather than treating your listing as if it exists in isolation.

Local knowledge, applied directly

Real estate is local even within a single city. Different Hutto neighborhoods behave differently depending on age of construction, proximity to schools, and what’s currently being built nearby. That’s the kind of detail that doesn’t show up in a national market report but directly affects how your home should be priced and marketed.
