Leander’s growth, and what it means for pricing
Leander grew about 8.7% between mid-2023 and mid-2024 according to Census Bureau estimates, landing it among the fastest-growing cities of its size in the entire country and making it Williamson County’s third-largest city at roughly 87,500 residents. That kind of growth doesn’t move evenly. It pulls demand toward certain school zones and commute corridors while other pockets lag, and it means a comp that was accurate six months ago might already be stale.
Why one Leander comp doesn’t work for the whole city
Crystal Falls, the established golf-course community on the northwest side, behaves differently than newer construction in Bryson, and both behave differently than resale homes near Old Town. Lot size, builder reputation, HOA structure, and proximity to the 183A corridor all shift how a property should be priced and how long it typically takes to sell. I pull comps from the specific pocket a home sits in, not a citywide average.
