Georgetown REALTOR Buyer’s Agent

Buying in Georgetown right now means competing in one of the fastest-growing housing markets in the country, and that changes how you need to approach financing, touring, and making an offer compared to a slower market. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and as your buyer’s agent, my job is to help you move accurately and quickly when the right property shows up.

Where we start: narrowing the search

Each of those competes differently. Before we tour anything, I want to understand your budget, timeline, and lifestyle well enough to narrow down which of these actually fits, because touring homes before that’s settled usually wastes your weekends.

Once we’ve narrowed the search, I pull recent comparable sales in that specific subdivision, not citywide averages, so you understand what a competitive offer actually looks like where you’re buying. Financing and preparation come first

In a market that’s moved this fast for several years running, getting pre-approved before you start touring seriously isn’t optional. It’s what lets you move when the right property comes up instead of scrambling after the fact. I’ll walk you through what that looks like and connect you with lenders if you need a recommendation.

What my representation actually commits me to

Under a Texas law that took effect January 1, 2026, buyer’s agents need a signed written agreement in place before showing homes, spelling out compensation and what we’re required to do for you. I’ll walk you through that agreement before we tour anything, not as fine print but as a real conversation about what you’re getting. Evaluating new construction vs. established homes

A meaningful share of Georgetown’s inventory is new construction, which comes with its own considerations – builder reputation, HOA structure, and how built-out the surrounding infrastructure actually is versus what’s still coming. I help you weigh that against established homes closer to downtown, where the tradeoffs run the other way: more character and walkability, but often older systems and smaller lots.

Negotiation and what happens after your offer is accepted

Once you’re under contract, I walk you through inspection findings in plain terms, negotiate any repair requests or credits, and stay in contact with your lender and the title company through closing. Every offer is built around that property and that seller, not a formula I run on autopilot.

I teach negotiation and contract strategy to agents around the country as a national real estate speaker and instructor, in addition to representing buyers here in Georgetown. That keeps my approach current with changes to Texas contract practice that a lot of local agents don’t catch until much later.
