Georgetown has added tens of thousands of residents over the past several years and has repeatedly ranked among the fastest-growing cities in the country by population. That growth doesn’t land evenly. A citywide median price or average days on market blends a downtown resale home in with a brand-new build near the edge of town and a resale unit inside Sun City, three properties that rarely compete against each other for the same buyer. When I price a listing, I pull comps from the specific sub-area and property type, not the city as a whole.
Reading days on market correctly
Days on market tells you something different depending on where you’re looking. A well-priced home in a tight sub-area can go under contract in under two weeks. A home competing against active new-construction incentives nearby might sit longer even at a fair price, simply because builders can offer financing incentives a resale seller can’t match. I track both the listing-to-contract timeline and what’s currently active and pending in that specific pocket of town before I tell a client what to expect.
Sun City’s market runs on its own rules
Sun City, Del Webb’s 55-plus community on Georgetown’s west side, has its own inventory cycle, its own buyer pool of retirees relocating from out of state, and pricing patterns that don’t track the rest of the city closely. Comparing a Sun City resale to a family home near downtown tells you almost nothing useful.
