La Ventana is a gated equestrian community off Elder Hill Road, technically just outside the Dripping Springs city limits but close enough that most people describe it that way. It’s one of the more distinctive communities in the area, and if you’re looking at homes for sale here, you want someone who actually knows the neighborhood rather than a generic search result. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work with buyers and sellers in La Ventana regularly.
I also run Uncommon Rentals by Uncommon Realty, so property management is covered if that’s ever part of your plans.

What La Ventana is actually like
La Ventana sits off Elder Hill Road between CR 150 and RR 12. It’s a fully gated community, and some individual homes are gated too. Lots run large, generally 1 to 9 acres, and a portion of them are set up for horses, which is a big part of the community’s identity. The shared amenities are extensive: a clubhouse, fitness center, pool, tennis and pickleball courts, a walking trail, a driving range, a community center with a commercial kitchen, and a private equestrian center with riding trails.
Kids in La Ventana attend Dripping Springs ISD, with Sycamore Springs Elementary and Middle Schools and Dripping Springs High School serving the community. It’s about a 40-minute drive to downtown Austin, roughly 15 minutes to Dripping Springs, and about 25 minutes to Costco and the bigger shopping hubs.
Because lot sizes and equestrian setups vary so much from property to property, two homes at similar price points can offer very different amounts of usable acreage or barn and paddock infrastructure. That’s the kind of detail worth walking the property to understand, not something you can fully judge from listing photos.

Buying in La Ventana
If horses or acreage are part of the plan, I’ll walk the property with you to evaluate fencing, water access, barn condition, and how the land actually lays out, not just the acreage number on the listing. If you’re here for the lifestyle and amenities more than the equestrian side, we’ll focus on lot orientation, privacy from neighbors, and how far you are from the clubhouse and pool. Either way, a full inspection on a property this size should include the well, septic system, and any outbuildings, not just the main house.
Selling in La Ventana
Pricing in La Ventana depends heavily on usable acreage, equestrian infrastructure, and how recently the home has been updated, more than it does on square footage alone. I help sellers put together comps that actually account for those differences and present the property in a way that speaks to the buyers most likely to want it, whether that’s a horse family or someone drawn to the privacy and amenities.
Working with me
I’ve worked transactions across Central Texas for years and also teach real estate agents nationally, so the same contract and negotiation knowledge I teach shows up in how I represent my own clients. If you want to talk through whether La Ventana fits what you’re looking for, or you’re ready to list, reach out through Uncommon Realty and I’ll walk you through it.
