HOA and neighborhood rules I watch for you
Most of Great Hills falls under the Great Hills Homeowners Association, which has been in place since 1980, and a few sections run their own sub-associations with separate dues and architectural review committees. That matters more than buyers usually expect — exterior changes, additions, and even paint colors on some streets need committee approval before you can touch them. I check the specific HOA and dues structure for whatever property you’re considering rather than assuming it matches the house next door, because on some streets it genuinely doesn’t.
What a buyer’s agent does here that a listing site can’t
Search portals will show you a Great Hills listing’s price and photos. What they won’t tell you is whether that specific address is zoned Austin ISD or Round Rock ISD, whether the HOA section it falls under has upcoming special assessments, or how that block’s pricing compares to similar homes that just sold nearby. As your buyer’s agent, I dig into that before you write an offer, negotiate on your behalf instead of the seller’s, and walk you through inspection and closing on a property where the rules can shift street to street. If you’re selling instead, I price against real, current comps for your specific section of the neighborhood rather than a blanket “Great Hills” average that can be off by a wide margin given how much the neighborhood varies block to block.
