Is the Price Negotiable? | A Buyers Exclusive Resource

Is the price on a home negotiable? Usually, yes — even in a market that favors sellers. Here’s what actually moves the needle when you’re negotiating in the Austin-San Antonio market.

What affects how much room there is to negotiate:

1. Days on Market (DOM): A home that’s sat for a while usually means a more motivated seller.

2. Comparable Sales (Comps): Recent sales of similar homes nearby give you real leverage if the asking price is above the market average.

3. Property Condition: A home that needs repairs or updates is a reasonable basis for offering less.

4. Seller’s Motivation: Knowing why the seller is selling tells you how flexible they’re likely to be.

How to approach it:

1. Do your homework first. Know the local market, comps, and neighborhood trends before you make an offer.

2. Make a competitive offer. A well-researched offer signals you’re serious and opens the door to negotiation.

3. Look beyond price. Closing date, contingencies, and furnishings can all be part of the deal, not just the price itself.

4. Work with an agent who knows the local market — it’s a real asset during negotiations.
