Folks ask me about Sun City Georgetown more than almost any other neighborhood in my territory, and it’s usually the same question dressed up different ways: is it actually as good as everyone says, or is it just a big name with a big marketing budget. Short answer, having sold homes there and walked more than a few clients through the gate for the first time: it earns the reputation, but it’s not the right fit for everyone, and knowing which kind of buyer you are matters more than the brochure ever will.

What Sun City Georgetown Actually Is

Sun City is a 55-and-over master-planned community sitting on roughly 5,300 acres northwest of I-35 in Georgetown, about thirty minutes north of Austin. Del Webb, the same national builder behind most of the big-name active-adult communities across the country, broke ground here back in 1995. Nearly three decades later it’s grown into the largest 55-plus community in Texas, with somewhere north of 9,900 homes inside its gates.

That scale is worth pausing on, because it changes what the place feels like day to day. This isn’t a subdivision with a clubhouse bolted on. It functions closer to a small, self-contained town, with its own governance, its own amenity centers, and a social calendar that would exhaust a college freshman.

The Lifestyle and the Amenities

The amenities are the part people expect, and Sun City doesn’t undersell them. There are three championship eighteen-hole golf courses, two fitness centers with indoor pools, an indoor walking track, a grand ballroom with a stage for the community’s dance nights and performances, a computer lab, a billiards hall, and a library. If you have a hobby, there’s probably a dedicated studio for it. I’ve walked residents through rooms set up for sewing, stained glass, jewelry-making, and fine china painting, and that’s before you get to the nine miles of walking and biking trails that wind past the lake and through the wooded areas on the property.

What surprises newcomers more than the amenity list is the pace of the social calendar. Sun City runs somewhere around 150 resident clubs, covering everything from pickleball leagues and bocce to investment clubs and travel groups. For someone who moved to Central Texas without a built-in social circle, that structure does real work. I’ve had clients tell me they made more new friends in their first six months at Sun City than in the previous decade.

The Homes, and What They Actually Cost

Home styles run from compact garden homes in the high $200s up through larger golf-course-adjacent and custom floor plans that push past $1 million on the high end, though those are the exception rather than the rule. As of 2026, the bulk of resale activity sits with a median price somewhere in the mid-$300s to low $400s, and that number moves with the broader Georgetown market the same as anywhere else, so treat any figure you read, including this one, as a starting point for a conversation rather than a quote.

Most of the housing stock is single-story, which is deliberate. Del Webb designs almost everything here around aging in place: wider doorways, walk-in showers, low-maintenance yards. You’ll see plenty of golf carts parked in driveways, because a lot of daily errands inside the community genuinely happen by cart rather than car.

And critically, they’re genuinely comfortable being around other retirees most of the day, because that’s the demographic reality of living in an age-restricted community.

I’ve also worked with buyers who tried Sun City and moved on within a couple of years, and it’s almost always the same reason: they missed being around a mix of ages, or they wanted to stay closer to grandkids in a neighborhood without the 55-plus restriction. Neither of those is a knock on the community. It just means Sun City is a specific answer to a specific question, and it’s worth being honest with yourself about which question you’re actually asking before you sign anything.

A Few Things to Think Through Before You Buy

The HOA is not optional and it’s not small. You’re paying for those three golf courses and that amenity center whether you use them weekly or never, so factor the dues into your monthly budget the same way you would a mortgage payment, not as an afterthought. Ask for the current fee schedule and any planned special assessments before you get attached to a specific house.

Resale moves a little differently here too, since your buyer pool is limited to people 55 and older (with some flexibility for a younger spouse under HOA rules). That’s rarely a dealbreaker given how deep the demand for active-adult housing runs in Central Texas, but it’s a different resale dynamic than a standard family neighborhood, and it’s worth discussing with your agent before you buy rather than after.

On the financing side, a lot of Sun City buyers are moving equity from a previous home rather than starting from scratch, which changes the math on your loan.
