New construction makes up such a large share of what’s actually for sale in Leander right now that buying here is a genuinely different process than buying an older resale home across town in Austin. I’ve walked enough buyers through it to know where people get surprised, and most of the surprises aren’t about the house itself. They’re about how the buying process works when the seller is a builder instead of a person.

How Buying New Construction in Leander Actually Works

Most of Leander’s new-construction communities sell through one of two paths. The first is a quick-move-in or spec home, already built or nearly finished, where you’re buying what’s there with maybe a few finish choices left. The second is buying a lot and a floor plan before construction starts, which gives you real control over the layout and finishes but means waiting months to close. Which path makes sense for you depends almost entirely on your timeline. If you need to be in a house in sixty days, you’re shopping quick-move-in inventory. If you have flexibility, building from a plan usually gets you more house for the same money.

How the Pricing Really Breaks Down

The advertised base price on a new-construction listing is rarely the number you’ll actually pay. Lot premiums add cost for a better location within the community, a view, or a bigger backyard. Structural options, the ones you have to choose before the slab is poured, come next, followed by design-center selections for flooring, countertops, and cabinets that can add tens of thousands of dollars if you’re not tracking the running total as you go. Ask for a full price breakdown before you fall in love with a model home’s upgraded finishes, because the model is almost never the base price.

Why You Still Need Your Own Agent

This is the part builders don’t advertise, and it’s the single biggest mistake I see new-construction buyers make. They’re not obligated to point out that your lot backs up to a future retention pond, or that the community two streets over has a better price on the same floor plan. Get your rate lock terms in writing early and ask your lender specifically how they handle a construction timeline that runs past the original lock period, because that’s a real possibility and not every lender handles it the same way.

Financing a new build also looks different than financing a resale, particularly if the builder is dangling incentives tied to using their preferred lender. Those incentives can be real value, but they’re not automatically the best deal on the table.
