First Confirm That the Pool Actually Has ASR
A pool should not be assigned a major structural repair based only on photographs, age, or a crack pattern. Several conditions can resemble ASR, including shrinkage, soil movement, plumbing leaks, hydrostatic pressure, construction defects, corrosion, finish failure, and ordinary structural cracking.
A qualified investigation may include:
- A detailed visual condition survey
- Review of construction and concrete records
- Mapping and measuring cracks
- Evaluation of movement and water loss
- Core sampling
- Petrographic examination
- Testing for current or potential future expansion
- Engineering evaluation of structural capacity

Repairing a Crack Is Not the Same as Repairing ASR
This distinction is where many homeowners get frustrated. A contractor may be able to fill a crack, inject it, cover it, waterproof it, or hide it beneath new plaster. That work may stop a particular leak or improve the appearance. It does not necessarily stop the internal reaction or future expansion.
If the concrete continues moving, the repaired crack may reopen or a new crack may appear nearby. The finish can fail again even when the workmanship on the cosmetic repair was good.
A repair proposal should clearly state whether it is intended to:
- Seal a current leak
- Restore the pool finish
- Reconnect or strengthen cracked concrete
- Restrain future movement
- Reduce moisture entering the concrete
- Slow the chemical reaction
- Restore structural capacity
- Extend usable life without claiming a permanent cure
Those are not interchangeable outcomes. A buyer or owner should understand exactly which promise is being made.
Can Moisture Control Slow ASR?
Moisture is one of the conditions needed for damaging ASR expansion. Federal guidance discusses moisture reduction and surface treatments as possible mitigation approaches for some concrete structures. Silane treatments, coatings, membranes, improved drainage, and other measures may reduce liquid-water entry while allowing some drying.
A swimming pool creates a harder problem because its purpose is to hold water. Treating the outside of an accessible bridge element is very different from managing moisture in a pool shell that is submerged on one side and surrounded by soil on the other.
Waterproofing may help manage leakage or reduce certain exposure pathways, but nobody should assume that applying a coating inside the pool permanently removes moisture from affected concrete. The engineer and materials specialist need to consider the pool’s actual construction and exposure.
Can Lithium Treatments Stop Concrete Cancer?
Lithium compounds have been studied and used to prevent or mitigate ASR in new and existing concrete. Federal Highway Administration research discusses lithium admixtures in new concrete and several methods of treating existing structures.
That research does not mean a homeowner can pour a lithium product into the pool and cure the shell. Delivering enough treatment uniformly through hardened, reinforced, cracked concrete can be technically difficult. Lithium treatment should be considered only as part of a professionally designed plan supported by testing. It should not be marketed as a universal consumer remedy for every affected pool.
Can the Pool Shell Be Strengthened or Restrained?

- Existing reinforcement and shell thickness

- What maintenance is required
- What movement is considered acceptable
- What signs would indicate failure

- Exactly what the warranty covers and excludes
A warranty is only as useful as its language and the company standing behind it. Buyers should also ask whether it transfers when the home is sold.

What if the Seller Will Not Repair It?
The buyer may consider the home in its current condition, negotiate another solution, or decide the risk is not acceptable.
