Austin, TX down payment assistance programs stack up differently depending on your income, your job, and whether you’re buying inside city limits or out in the county. Rather than one program, you’re actually choosing between four or five, each with its own dollar amount, repayment terms, and eligibility rules. Here’s how they actually compare.

Austin, TX Down Payment Assistance Programs Compared

City of Austin Down Payment Assistance (AHFC)

The City of Austin’s own program, run through the Austin Housing Finance Corporation, offers the largest single dollar amount: up to $40,000 toward your down payment and closing costs. It’s structured as a forgivable loan, typically forgiven over 10 years as long as you keep the home as your primary residence, with a pro-rated repayment if you sell or refinance before that period ends. The catch is that it only applies to homes inside Austin’s city limits, requires household income at or below 80% of the area median income, and the home has to fall under a sales price cap that’s sat around $579,000. If your household income runs above that threshold, or you’re buying just outside city limits in Round Rock, Cedar Park, or Pflugerville, this specific program won’t apply, and you’ll want to look at the state-level options instead.

TDHCA My First Texas Home

The Texas Department of Housing and Community Affairs runs My First Texas Home, which pairs a below-market-rate 30-year fixed mortgage with down payment assistance of up to 5% of your loan amount. On a $350,000 loan, that’s roughly $17,500 toward your down payment and closing costs. The assistance comes as a deferred, zero-interest second lien that’s forgiven if you stay in the home at least three years, versus the city program’s 10-year window, which makes it a meaningfully shorter commitment if you’re not certain you’ll stay put for a full decade. Most lenders participating in this program look for a minimum 620 credit score.

TDHCA My Choice Texas Home

My Choice Texas Home runs on similar terms, up to 5% of the loan amount in assistance, but it’s open to repeat buyers too, not just first-timers. If you’ve owned a home before and don’t qualify for the “first-time” programs on this list, this is the one worth asking your lender about.

TSAHC Home Sweet Texas Home Loan Program

The Texas State Affordable Housing Corporation’s Home Sweet Texas program targets low and moderate-income buyers with tiered assistance at 2%, 3%, 4%, or 5% of your loan amount, structured as either a grant that never has to be repaid or a second-lien loan that’s only repayable if you sell or refinance within three years. The tiered structure means you can sometimes choose a smaller assistance percentage in exchange for a better interest rate on the first mortgage, which is worth discussing with your lender rather than automatically taking the largest number offered.

TSAHC Homes for Texas Heroes

If you work as a teacher, firefighter, EMS provider, police officer, corrections officer, or veteran, the Homes for Texas Heroes program offers the same 3% to 5% grant structure as Home Sweet Texas, but with eligibility rules built around your profession rather than strictly your income. It’s worth checking even if your income is a bit higher than other programs allow, since the profession-based eligibility can open the door where an income-based program wouldn’t.

How these actually compare

The City of Austin’s program offers the largest flat dollar amount, but it’s the most restrictive on where you can buy and the longest before it’s fully forgiven. The state programs through TDHCA and TSAHC generally offer less in absolute dollars, since they’re a percentage of your loan rather than a flat amount, but they apply anywhere in Texas, not just inside Austin’s city limits, and forgive faster, generally within three years instead of ten. None of these numbers are fixed forever. Income limits, price caps, and assistance percentages get updated as program funding and market conditions change, so treat the figures above as a current snapshot, not a permanent guarantee, and confirm the exact terms with your lender before you build a budget around a specific number.

Choosing the right loan to pair it with

Down payment assistance covers your upfront cash, but the mortgage itself is a separate decision. Most of these assistance programs pair most easily with FHA loans because of their lower credit requirements, though some also work with conventional financing for buyers with stronger credit.
