How Do I Know If My Real Estate Agent Is Good?

Choosing the right real estate broker or sales agent can make or break your experience in buying or selling a home. In Austin’s competitive market, having a competent, trustworthy, and skilled broker is more critical than ever. But how do you know if your real estate broker is up to the task? Here are key indicators that can help you determine if your agent is truly good. I am Robbie English, Managing Broker and REALTOR at Uncommon Realty and I would love to dive in deeper into the signs of a good real estate agent.

How Do I Know If My Real Estate Agent Is Good?

1. Strong Communication Skills

A good real estate broker should be an excellent communicator. They need to keep you informed at every step of the process, whether it’s providing updates on potential buyers, explaining complex contract terms, or responding promptly to your questions. If your broker is proactive in keeping you in the loop, that’s a positive sign. On the other hand, if you’re constantly chasing them for updates or they’re slow to respond, it might be time to reassess.

In a fast-paced market like Austin’s, timing is everything. An broker who communicates effectively ensures that you won’t miss out on opportunities due to delays or misunderstandings.

2. Deep Knowledge of the Local Market

Austin’s real estate market has its unique characteristics, from its tech-driven economy to its diverse neighborhoods. A good broker should have an in-depth understanding of the local market, including the latest trends, neighborhood specifics, and pricing strategies.   For example, the real estate market is vastly different across the city.  Sometimes as short of a drive of 5-minutes you can move from a seller’s market to a buyer’s market in market response and inventory.  Your broker should be able to provide insights into which areas are up-and-coming, where you can get the best value, and how to price your home competitively.

Your broker’s ability to discuss local market conditions in detail will give you confidence that they’re not just knowledgeable but also actively engaged in the market.

3. Proven Track Record and Education for Success

A real estate broker’s past performance can be signs of a good real estate agent. Look for an agent with a proven track record in the Austin market. This includes a history of successful transactions, positive client testimonials, and be careful of industry recognition or awards (as many of them are purchaseable).

Check out your broker’s educational history on the Texas Real Estate Commission’s website at www.trec.texas.gov.  On this site you can search for your broker’s TREC record listed in connection with their company name,  under their license number, or of course their name (last name, first name format).  Here you will be able to see any and all classes they have completed.  Remember, that a Texas real estate broker or sales agent is required to complete 18-hours for their renewal by statute (that breaks down to an average of 9 hours per year in mandatory education).  Education can truly be eyes into the soul on whehter or not you are finding an agent who knows what they are doing.  For example, someone who is self-taught may not have someone to show them where they could do better in understanding or call out an issue they have been repeating file after file.

Don’t hesitate to ask your broker for references or have a chat about their views on education and what they have achieved education-wise. A good broker will have no problem having this discussion with you.  Remember, in Texas we have 2 types of real estate licenses brokers and sales agents.  Real estate brokers have passed an additional test, had additional requirements in both education and practical experience.

4. Strong Negotiation Skills

One of the most critical aspects of a real estate transaction is negotiation. Whether you’re buying or selling, your broker should be a skilled negotiator who can secure the best deal on your behalf while remembering you as the client are in control.  Real estate in real life isn’t like what we see on reality television.  Your broker should have the ability to navigate tricky situations, counter offers effectively, and advocate for your best interests while keeping you informed throughout the process and leaving you in the driver seat as far as the direction and final say with negotiations..

Ask your broker about their negotiation strategy and how they’ve handled difficult negotiations in the past. Their confidence and strategy in this area are key indicators of their capability.

5. Attention to Detail

Real estate transactions involve numerous details, from contract clauses to inspection reports. A good broker is meticulous in ensuring that nothing falls through the cracks. They should be thorough in their representation and guidance of you through the termination option period and contract to close.  Your real estate broker should be reviewing documents, attentive to deadlines, precise in their communication, and keeping all the parts of the puzzle together.

If your broker consistently pays attention to the small details, it reduces the likelihood of costly mistakes and ensures a smoother transaction process.

6. Strong Ethical Standards

Ethics are paramount in real estate. A good broker should operate with transparency, honesty, and integrity. They should disclose any conflicts of interest, provide truthful information, and always put your interests above their own. In Texas, real estate brokers and sales agents are bound by a code of professional conduct by statute and if they are a REALTOR member also have a code of ethics to abide by.  You should feel confident that your broker adheres to these standards.

Trust your gut—if something doesn’t feel right, it’s worth investigating further.  Always ask for clarification when needed and try to avoid making assumptions.  A good broker will build trust through their actions and conduct.

7. Excellent Problem-Solving Skills

Real estate transactions rarely go exactly as planned. Whether it’s a buyer backing out at the last minute or an issue discovered during the inspection, your broker needs to be a quick thinker and a problem solver. A good broker doesn’t just identify problems; they present solutions and act quickly to resolve issues.

Ask your broker about challenges they’ve faced in previous transactions and how they handled them. Their ability to navigate and solve problems is crucial in ensuring a successful outcome for you.

8. Client-Centric Approach

Finally, a good real estate broker is someone who genuinely cares about your needs and goals. They should take the time to understand what you’re looking to achieve, whether it’s getting the best price for your home or finding your dream property in Austin. Their approach should be tailored to your unique situation, rather than treating you as just another transaction.

During your initial meetings, pay attention to whether your broker is listening to you and asking the right questions. A client-centric broker will prioritize your needs and work tirelessly to meet them.

When looking for signs of a good real estate agent, having a good real estate broker by your side can make all the difference. By evaluating your agent broker on these criteria—communication, market knowledge, track record, negotiation skills, attention to detail, ethics, problem-solving abilities, and client focus—you can ensure that you’re in capable hands. Remember, a good broker is not just someone who helps you buy or sell a property; they are a trusted advisor who guides you through one of life’s most significant financial decisions.
