I get asked about The Domain more than almost any other part of Austin. People hear about the shopping, the restaurants, and the office towers, and they want to know what it actually looks like to live nearby. So I put together this guide based on what I see working with buyers and sellers in this part of the city.

Living Near The Domain, Austin TX

  • The Domain is a mixed-use retail, dining, entertainment, and office district in North Austin, often called Austin’s second downtown, and it sits right at the intersection of MoPac and US 183.
  • Residential options around The Domain range from high-rise condo and apartment towers inside Domain NORTHSIDE to single-family homes in North Burnet, Gracywoods, and other established North Austin neighborhoods nearby.
  • Employers with a major presence at or near The Domain include Amazon, Indeed, Vrbo, and office tenants along the North Burnet tech corridor, which keeps commute times short for people who work there.
  • MetroRail’s Kramer and Domain stations, MetroRapid bus routes, and direct highway access to MoPac and 183 give residents several ways to get around without relying only on The Domain’s internal roads.
  • Home and condo prices in the 78758 and 78727 zip codes around The Domain vary widely by property type and building, so I always run current comparables before a buyer or seller makes a decision.

What The Domain Actually Is

The Domain is a large mixed-use development in North Austin, roughly twelve miles from downtown, built around retail, dining, entertainment, and office space. It has grown enough over the years that locals often refer to it as Austin’s second downtown. That reputation comes from the density of the place: national retailers and independent shops sit next to restaurants, a movie theater, a hotel, and multiple office towers, all within a walkable core.

The development is split into a few distinct sections. The original Domain area anchors the south end with its open-air shopping promenade. Domain NORTHSIDE extends that footprint north with more retail, restaurants, and residential towers built directly into the district. The Rock Rose District sits along Rock Rose Avenue and has become known for its concentration of bars and restaurants with a nightlife-focused feel. Together, these pieces make The Domain one of the more self-contained commercial districts in Austin, where someone can shop, eat, work, and go home without leaving a fairly small radius.

The Residential Neighborhoods Around The Domain

People who want to live near The Domain generally choose one of two paths: move into a residence built directly into the district, or buy or rent in one of the established neighborhoods that surround it. Both have real trade-offs worth understanding.

Living Inside Domain NORTHSIDE

Several apartment and condo communities sit within the district itself, including Residences at the Domain and Villages at The Domain. These buildings offer studio through multi-bedroom units, and residents can walk to shopping, restaurants, and entertainment without getting in a car. This is the most urban version of living near The Domain, and it appeals to anyone who wants retail and dining at their doorstep. Property taxes, HOA dues, and building amenities vary significantly from one tower to the next, so I always walk buyers through those numbers property by property rather than assuming they’re similar.

North Burnet and Rock Rose

North Burnet is the neighborhood that effectively wraps around The Domain, and Rock Rose Avenue sits inside it. This area mixes newer apartment and condo development with office buildings and some older commercial parcels that are still being redeveloped. It’s the closest neighborhood-style living option to The Domain’s core, and its proximity means most errands and dining out happen within a short drive or an even shorter walk.

Kramer, Gracywoods, McKalla, and the Broader Corridor

Moving a bit further out, neighborhoods like Kramer, Gracywoods, and the area near McKalla Place offer more single-family housing stock alongside additional apartment complexes. These pockets sit within the 78758 and 78727 zip codes and give buyers a wider range of property types and price points than what’s available directly inside The Domain. Many of these homes were built in earlier decades of North Austin’s growth and have been renovated over time, so the housing stock here tends to be more varied in age and style than the newer construction closer to the district’s core.

Major Employers Within Reach

Part of what makes this corridor distinct is the concentration of office space. Amazon leased a large block of space at The Domain and has continued expanding its footprint in North Austin. Indeed, the job search company, has a substantial presence in the area as well. Vrbo built its headquarters tower, Domain 11, at the north end of Alterra Parkway. Several other technology and corporate tenants occupy office buildings throughout the district and along the North Burnet corridor. For anyone whose job is based at or near The Domain, living within a few miles can mean a commute measured in minutes rather than in highway exits.

Getting Around: MoPac, US 183, and Transit

The Domain sits at the intersection of Loop 1 (MoPac Expressway) and US Highway 183, which puts it within reach of most of North and Central Austin without navigating the interior of downtown. MoPac’s express lanes and the 183 North Mobility Project have added direct connector ramps between the two highways, which has changed how traffic moves through this stretch of the city over the past few years.

Beyond driving, Capital Metro’s MetroRail Red Line stops at Kramer Station and Domain Station, connecting the area to downtown Austin and other stops along the line. MetroRapid bus route 803 also runs along Burnet Road and serves The Domain directly. For residents who work inside the district or downtown, that combination of rail and rapid bus service is one of the more useful transit options in the city, even if a car is still the practical choice for most day-to-day errands elsewhere in Austin.

What It’s Like to Live There Day to Day

Inside The Domain itself, the day-to-day experience is genuinely walkable. Grocery stores, restaurants, a movie theater, and retail of nearly every kind sit within a compact footprint, and a lot of residents in the towers describe running most errands on foot. Once you move outward into North Burnet or the surrounding neighborhoods, that walkability drops off and life looks more like typical North Austin suburban living, with a car needed for most trips, but still with a short drive back into the district for dining or shopping.

Traffic around The Domain can get heavy during peak commuting hours and around major shopping periods, which is worth factoring in if you’re weighing a home a few minutes away versus one directly inside the district. I usually recommend clients drive the actual route they’d take at the time of day they’d typically be commuting before finalizing a decision, since traffic patterns here can shift by the hour.

The Real Estate Market Around The Domain

Home and condo values around The Domain vary a lot depending on the specific zip code and building. In 78758, prices span a wide range, with the median sale price landing in the low-to-mid $400,000s as of this year. In 78727, just to the north, active listings have ranged from the low $200,000s up past $1.4 million, reflecting the mix of condos, townhomes, and single-family homes in that zip code.

Condo inventory near The Domain has grown over the past couple of years, which has given buyers more negotiating room in buildings that previously had waiting lists. That’s a meaningful shift for anyone who looked at this market a few years ago and assumed condo prices only moved in one direction. Whether that inventory picture favors a buyer or a seller depends entirely on the specific building and unit, so I pull current comparables before giving anyone a number to work with.

The area around The Domain falls within Austin Independent School District, though exact school assignments depend on the specific address, since attendance zones shift block by block in parts of North Austin. If school assignment matters to your decision, I always confirm current zoning for a specific property directly with the district rather than relying on a general zip code answer, since boundaries do get redrawn.

Is Living Near The Domain Right for You?

The honest answer depends on what you’re optimizing for. If a short commute to a Domain-area employer and walkable access to shopping and dining matter most, a condo or apartment inside Domain NORTHSIDE or Rock Rose puts you in the middle of it. If you’d rather have more space, a yard, or a wider range of price points while still staying a short drive from the district, North Burnet, Kramer, Gracywoods, and the broader 78758 and 78727 corridor are worth a look.

Either way, this is a part of Austin that keeps evolving, with new construction, redevelopment, and shifting inventory levels changing the picture from one year to the next. I spend a lot of time in this corridor with clients, and I’d rather walk you through the current numbers on a specific building or block than give you a generic answer that was accurate a year ago and isn’t anymore.
