Living in Windsor Park: A Complete Guide to This Austin, TX Neighborhood

I spend most of my week driving Austin’s neighborhoods with buyers and sellers, and Windsor Park is one I keep coming back to because it still looks and feels like Austin did before the boom reshaped so much of the city. It’s a Northeast/Central-East Austin neighborhood with a housing stock and street pattern that hasn’t changed much since it was built, and that consistency is exactly what draws people to ask me about it. If you’re weighing whether Windsor Park fits what you’re looking for, here’s what I’ve learned walking these streets and working these listings.

  • Windsor Park is a Northeast/Central-East Austin neighborhood built primarily in the 1950s and 1960s, filled with single-story ranch and contemporary-style homes on generous, tree-lined lots.
  • The neighborhood sits roughly between 51st Street, I-35, US-290, and Manor Road, putting it minutes from Mueller and within easy reach of the 183 corridor and Austin-Bergstrom International Airport.
  • Bartholomew District Park anchors the neighborhood’s green space with a renovated pool, splash pad, disc golf course, and picnic areas, and Earl J. Pomerleau Pocket Park adds a smaller, quieter option.
  • Austin ISD campuses serving the area include Harris Elementary, Blanton Elementary, Lamar Middle School, and Northeast Early College High School.
  • The current market includes original mid-century homes alongside renovated properties, with prices spanning a wide range depending on lot size, square footage, and how much updating has been done.

Where Windsor Park Sits on the Map

Windsor Park is located in Austin’s Northeast/Central-East section, generally bounded by 51st Street to the south, Interstate 35 to the west, US Highway 290 to the north, and Manor Road to the east. Most of the neighborhood falls within the 78723 zip code. That positioning matters practically: I-35 and US-290 give quick access north, south, and east, while the 183 corridor and its connections toward Austin-Bergstrom International Airport are a short drive away. If you commute toward downtown, the Domain, or the airport, Windsor Park’s location keeps most of those trips manageable without requiring a highway crawl to get out of the neighborhood first.

The Housing Stock: Mid-Century Character That’s Still Intact

Windsor Park was developed mainly during the 1950s and 1960s, and the housing stock reflects that era clearly. Most homes are single-story, built in ranch or contemporary style, with brick or wood-frame construction and simple, functional facades. Lots tend to run larger than what you’ll find in newer subdivisions, often around a fifth of an acre, with deep front and back yards and mature trees that have had seventy-plus years to grow in. Carports are common alongside attached garages, a detail that’s become a bit of a signature for the neighborhood’s original architecture.

Square footage across the neighborhood varies widely, from compact homes under 1,000 square feet up to properties over 2,000 square feet, generally with two to four bedrooms. Some houses remain close to their original condition, while others have been renovated with updated kitchens, added square footage, or modernized systems while keeping the original footprint and roofline. I show buyers both kinds regularly, and the mix means there’s a real range of entry points depending on whether you want a project or a home that’s already been brought up to date.

Parks and Green Space

Bartholomew District Park sits along the southern edge of the neighborhood and is the largest recreational anchor in the area, covering roughly 57 acres. It includes a disc golf course, picnic shelters, basketball courts, ball fields, and a renovated pool complex at 1800 E. 51st Street. The pool area was rebuilt with a four-lane lap pool with a diving board, along with separate splash pad and beach-entry sections for younger swimmers. There’s also a branch library on site, which rounds the park out as one of the more complete public facilities in this part of the city.

On the north side of the neighborhood, Earl J. Pomerleau Pocket Park offers a smaller-scale option with a pavilion, a playscape, and a short walking track. Between the two parks, Windsor Park residents have both a large multi-use facility and a low-key neighborhood park within the same set of streets, along with sidewalks and tree cover that make the area comfortable to walk through outside of park hours too.

Dining, Coffee, and Retail Along Manor Road

Manor Road functions as the neighborhood’s main food and coffee corridor. It’s a working street lined with independent restaurants, food trucks, and coffee shops rather than a formal retail district, which gives it a different feel than a shopping center. A few spots I point people toward when they ask what’s nearby include Sour Duck Market for baked goods and a sit-down menu, S H Donuts for a straightforward donut and kolache stop, Mi Trailita Y Mas for breakfast tacos and tortas, and Patrizi’s for pasta from a food truck setup. Beyond Manor Road, a retail plaza in the broader area brings in more standard options, including a Target, Ross Dress for Less, and several quick-service restaurants, so day-to-day errands don’t require a long drive.

Proximity to Mueller

One of the details I bring up most often with buyers looking at Windsor Park is how close it sits to Mueller, the mixed-use redevelopment on the former airport site just south and west of the neighborhood. Mueller’s Aldrich Street retail strip, the Thinkery children’s museum, an Alamo Drafthouse location, and the Mueller Farmers’ Market are all within a few minutes’ drive. Schools Serving the Area

Windsor Park falls within Austin ISD, and depending on the specific address, students are zoned to a mix of campuses. Harris Elementary serves part of the neighborhood and offers dual language instruction alongside its general curriculum. Blanton Elementary also serves portions of the area and includes extracurricular programs such as guitar and choir. Lamar Middle School is the zoned middle school option, carrying a state rating history that’s put it among the higher-performing middle schools in the district. Northeast Early College High School, located on Berkman Drive within the broader neighborhood footprint, serves as the zoned high school and offers an early college program allowing students to earn college credit while completing high school coursework.

Because attendance boundaries can shift address by address, I always recommend confirming zoned campuses directly with Austin ISD for any specific property before treating school assignment as settled.

What the Current Market Looks Like

Windsor Park’s real estate market reflects its mixed housing stock, original homes and renovated ones sitting side by side on the same blocks. Listing prices span a wide range, generally from the mid $300,000s up toward the $800,000s, with the spread driven largely by square footage, lot condition, and how much renovation work has already been done. Homes here have been taking somewhat longer to sell than the citywide average in recent data, and it’s common for properties to close a bit under asking price rather than over it, though that varies listing by listing depending on condition and pricing strategy going in.

Because the housing stock is older, inspections here tend to turn up more items to negotiate than they would in a newer subdivision, things like original electrical panels, older roofing, or foundation questions tied to decades-old slab construction. None of that makes Windsor Park a harder place to buy or sell, but it does mean going in with realistic expectations about what an older home requires. I walk buyers and sellers through that conversation early so there aren’t surprises once an inspection report lands.

Getting Around and Staying Connected

Windsor Park’s street grid is straightforward, and Berkman Drive and Cameron Road serve as the main thoroughfares carrying bus routes and bike lanes through the neighborhood. Capital Metro service runs along these corridors, giving residents a transit option beyond driving for trips toward downtown or other parts of the city. Combined with the neighborhood’s access to I-35 and US-290, most points in Austin are reachable without needing to route through heavier traffic corridors first.

What makes Windsor Park worth a serious look isn’t one single feature, it’s the combination: intact mid-century architecture, larger lots than you’ll find in newer parts of the city, a real park system in Bartholomew District Park, a walkable food corridor on Manor Road, and a short drive to everything Mueller has built out over the past decade. It’s a neighborhood where the bones of Austin’s postwar growth are still visible, and where buyers looking for that kind of housing stock don’t have many other options left inside the city.
