I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve spent more than 20 years working with buyers and sellers across Central Austin. Central Austin isn’t one neighborhood, it’s a collection of them, including Tarrytown, Old Enfield, Hyde Park, Clarksville, Rosedale, Bryker Woods, and North Loop, and every one of them prices and sells a little differently. All of them fall under Austin ISD, but which specific elementary, middle, and high school a home feeds into can move its value by itself.
I also teach real estate strategy to agents around the country as a national speaker and instructor, which keeps my negotiating and pricing work sharper than it would be if I only worked one market. That’s the background I bring to every Central Austin transaction.
Why Central Austin doesn’t price like one market
A 1930s bungalow in Old Enfield sells on lot size and proximity to downtown. A condo near the University of Texas sells on walkability and rental potential. A home in Hyde Park sells partly on its historic district status, which comes with its own renovation rules. Treating these as interchangeable and pricing them off a citywide average is a mistake I see happen often, and it costs the client money whether they’re buying or selling.
What I do for buyers
Before we ever tour a home, I want to know what actually matters to you: commute time, lot size, school assignment, renovation appetite. Central Austin homes vary enough block to block that a generic search doesn’t serve you well. I help you narrow in on the neighborhoods that fit your budget and priorities, then move fast when the right one shows up, because inventory here tends to move quickly.
What I do for sellers
Pricing and presentation carry more weight in Central Austin than in most parts of the metro, since these homes compete on character, lot, and location as much as square footage. I price against the right comps for your specific pocket of the neighborhood, not a broad zip-code average, and build a marketing plan around what actually makes your home stand out.
