Expert Central Austin TX Real Estate Agents

Central Austin covers some of the city’s oldest and most walkable neighborhoods — Hyde Park, Zilker, Bouldin Creek, Travis Heights, Tarrytown, and the streets around the University of Texas campus. Most of it falls inside the Austin Independent School District, though exact school zoning varies block by block, so I always confirm the assigned campus before a client writes an offer. If you’re buying or selling here, you’re dealing with older housing stock, tight lots, deed restrictions in some neighborhoods, and a lot of buyer competition for anything walkable to downtown or the Lady Bird Lake trail.

What buying and selling actually looks like here

Central Austin homes range from 1930s and 1940s bungalows to newer infill builds squeezed onto subdivided lots, plus a growing number of condos and townhomes. Because so much of the housing is older, inspections here turn up more foundation, electrical, and plumbing issues than you’d see in a newer suburb — I go over that with buyers up front so there are no surprises at the option period. On the seller side, pricing has to account for lot size and zoning as much as square footage, since a lot’s redevelopment potential can matter more to some buyers than the house sitting on it.

Why local knowledge matters more here than most places

Central Austin isn’t one market — Hyde Park, Zilker, and Tarrytown each have their own pricing dynamics, school zoning quirks, and buyer pools. I’ve worked deals across all of them, and the comparable sales that matter for a house in Bouldin Creek won’t tell you much about a house three miles away in Allandale. When I put together a comparative market analysis for a Central Austin listing, I’m pulling from the specific pocket the home sits in, not averaging across the whole area.
