Before Hiring a REALTOR Review their Educational Achievements

Buying or selling a home is a major life decision that can be both exciting and stressful. It involves significant financial investments, intricate legal procedures, and emotional considerations. In this complex process, having a reliable real estate agent can make all the difference in your success.  Before hiring a REALTOR, review their educational achievements

However, not all real estate agents are created equal. Some REALTORS have advanced certifications and designations that signify their superior knowledge, skills, and professionalism. In this article, we will explore why it is important to hire a REALTOR with advanced certifications and designations. If you were faced with having to have a complex surgery, wouldn’t you want a surgeon who was experienced and highly educated in their field? It’s the same way with real estate… most people’s largest financial purchase.

First… the Texas Minimum Standards

The Texas Occupations Code 1101 lays out the duties and obligations for real estate license holders whom are licensed in the state of Texas and the Texas Real Estate Commission (TREC) oversees the rules and requirements set forth for real estate agents in the State of Texas.

According to 1101, a Texas real estate license holder has a statutory minimum requirement to obtain eighteen (18) hours of continuing education per license renewal which is on a 2-year cycle. For some REALTORS, that 18 hours is “a goal” and they dare not obtain one hour over the 18 that they are required to complete to keep their license. Now, if you couple that with the 180 hours that is mandated to obtain a salesperson license, I believe you will see one of the main arguments for hiring a REALTOR with advanced designations and certifications because they have achieved a higher level of knowledge in the field of real estate.

When you go to get your haircut, the person who is cutting your hair had to obtain a minimum of 1,000 hours just to be able to cut your hair. And, the last place you would ever want to take a “haircut” is on one of your largest financial purchase you will make… your home.

The Texas Real Estate Commission makes it easy for knowledgeable consumers to review the educational achievements of a real estate licensee that you might be considering.  By simply visiting their website (https://www.trec.texas.gov/), on the right side of the site you can enter the name (lastname, firstname) of the license holder or enter their license number.  You can typically find their license number of the Information About Brokerage Services linked document on their website or just ask them!

Enhanced knowledge and expertise

One of the primary benefits of hiring a REALTOR with advanced certifications and designations is their enhanced knowledge and expertise. While all licensed real estate agents are required to complete a certain level of pre-licensing education, advanced certifications and designations require additional specialized training, testing, and experience. For example, a REALTOR with the Texas Buyer Specialist (TBS) certification has completed extensive coursework in residential real estate in Texas and educates Texas REALTORS more thoroughly with representing Texas home buyers to enable a higher success rate of successful transactions. Similarly, a REALTOR with the Accredited Buyer’s Representative (ABR) designation has demonstrated expertise in representing buyers and negotiating their best interests.

Having a REALTOR with advanced certifications and designations can give you peace of mind that you are working with a professional who has the knowledge and skills to navigate the intricacies of the real estate market. They can offer valuable insights, advice, and strategies that can help you make informed decisions and achieve your goals. They can also provide you with a competitive advantage in a crowded market where every advantage counts.

Higher standards of professionalism

REALTORS with advanced certifications and designations have a deeper understanding of the fidelity they owe their clients and have a deeper understanding of the higher standards of professionalism and ethics they are held to. These designations require adherence to strict codes of conduct, including honesty, integrity, and transparency. For example, a REALTOR with the Seniors Real Estate Specialist (SRES) designation has received specialized training on how to counsel and assist clients over 50 years of age. This designation also requires that REALTORS adhere to ethical standards that protect seniors’ interests. And the Sellers Representative Specialist (SRS) deepens a REALTORS knowledge in working with home sellers on a more advanced level.

When you hire a REALTOR with advanced certifications and designations, you can trust that they have a commitment to professional excellence and ethical behavior. They are held accountable to the highest standards of their profession and are committed to providing you with outstanding service that protects your interests.
