That river access, combined with New Braunfels’ historic German heritage downtown, is a big part of why this zip code holds its value even as the broader San Antonio-Austin corridor keeps growing.
Housing here ranges from restored homes in the historic district to newer single-family construction on the outskirts, plus manufactured-home communities on the more affordable end. School zoning is one of the trickier parts of buying in 78130 – both Comal ISD and New Braunfels ISD serve parts of the city, and the boundary between them doesn’t follow a clean line, so I always confirm the assigned campus for a specific address rather than assume based on the zip code.
