Vizcaya is one of the newer master-planned communities I show buyers in Round Rock. It’s a roughly 475-acre development off University Boulevard, a few miles east of I-35, built out by Taylor Morrison with resort-style amenities and easy access to SH 130, shopping, and dining. Search the current Vizcaya listings below, and reach out anytime if you want my take on a specific section or home.
I’m Robbie English, a broker with Uncommon Realty here in Austin.
Living in Vizcaya
Vizcaya is planned for around 1,200 homes at full buildout, split between Traditions, the all-ages section of the community, and Heritage at Vizcaya, a separate 55+ section with its own amenities and about 632 homes across more than 20 floor plans. The community’s shared clubhouse runs about 7,000 square feet and includes a fitness and aerobic center, a heated pool with a wade-in area and lap lanes, tennis courts, pickleball courts, playgrounds, and walking and biking trails. University Boulevard gets you to I-35 quickly, and SH 130 is close by if you’re commuting toward the airport or the eastern side of the metro.
New construction pricing has varied by section and floor plan — Taylor Morrison has offered Traditions floor plans starting from the mid $200,000s, while Heritage at Vizcaya’s Landmark Series has started from the $300,000s and its Summit Series has run roughly from the $400,000s to the $450,000s, depending on the plan and lot. Always confirm current pricing directly, since builder pricing shifts with the market and with which sections are actively selling.
Buying a home in Vizcaya
Because Vizcaya is still building out, you’ll find a mix of resale homes and new construction across its different sections, and Heritage at Vizcaya carries its own HOA structure and age requirements separate from the rest of the community. I can help you sort out which section fits what you’re looking for, understand the HOA and any age-restriction details tied to a specific home, evaluate its condition and finishes, and see how it compares with other options in Vizcaya before you make an offer.
