Heritage at Vizcaya is a 55+ active adult community in Round Rock, built by Taylor Morrison as part of the larger Vizcaya master-planned neighborhood off University Boulevard. It’s a different kind of search than most of my buyers are running — smaller, low-maintenance homes on roughly 0.16-acre lots, a resort-style clubhouse, and neighbors who are largely at the same stage of life. Heritage itself is the age-restricted 55+ section, currently around 630 single-family homes, with more than 20 floor plans. That age restriction is a real HOA rule, not marketing language, so if you’re buying as a couple where one partner is younger, or you’re thinking about eventual resale to a broader buyer pool, that’s worth talking through before you fall for a specific house.

The community is built around The Lodge, a roughly 6,500-square-foot clubhouse with a fitness center, an aerobics and dance studio, a heated pool and hot tub, two bocce courts, two tennis courts, and four pickleball courts, plus card and game rooms and an event space. That amenity package is a genuine part of the value here — it shows up in HOA dues, and it shows up in how quickly homes move when priced right, because buyers are shopping the lifestyle as much as the floor plan.

Location-wise, you’re off University Boulevard with quick access to I-35, and the Round Rock Premium Outlets, IKEA, and a Cinemark theater are all within about four miles. That’s a meaningful convenience factor for buyers coming from out of state who want errands and entertainment close by without being in the middle of downtown Round Rock traffic.
