Retiring in Highland Haven, TX

Of the towns strung along Lake LBJ, Highland Haven is the smallest and quietest by a good margin. About 400 people live here full-time, there’s no grocery store and no school inside the city limits, and that’s not an oversight, it’s how the town was built. Kids who live here go to Marble Falls ISD schools, and for milk, a pharmacy refill, or a sit-down dinner, everyone drives the roughly seven miles into Marble Falls on RR 1431. For a retiree who’s done with noise and traffic and just wants the lake, that tradeoff tends to be an easy one. For someone who wants to walk to a coffee shop, it’s the wrong town, and I’d rather tell you that upfront than let you find out after you’ve made an offer.

  • Housing here skews toward homes that work well for downsizing, but you have to know what to look for since it wasn’t built as retirement housing
  • This isn’t an age-restricted community; it simply tends to appeal to retirees because of how quiet and small it is

Retiring in Highland Haven, TX

The Real Tradeoff: Total Quiet vs. Driving for Everything

I’ve sold property all over the Highland Lakes, and Highland Haven is the one place I point to when someone tells me they want to get away from absolutely everything. It’s smaller and quieter than Cottonwood Shores, quieter than Kingsland, quieter than the developed side of Horseshoe Bay. There’s no commercial strip to drive past, no seasonal traffic backing up near a marina, no golf cart rental shop. The streets are narrow, the speed limits are low, and most days the loudest thing you’ll hear is a boat motor or a lawnmower.

The honest cost of that is the drive. Highland Haven doesn’t have a grocery store, a pharmacy, or a clinic, and that’s true by design going back to how the town incorporated. Every errand routes through Marble Falls, about seven miles west on RR 1431. Retirees who do well here have usually already made peace with that: they’re not trying to walk to a pharmacy or a restaurant, they’re trying to get away from needing to. If daily walkable errands matter to your retirement, Marble Falls proper or somewhere closer to a town center is a better fit, and I’ll say that directly rather than talk you into a house that doesn’t match how you actually want to live.

Healthcare Access for Retirees

This is usually the first real question I get from retirees looking at Highland Haven, and it’s a fair one given how small the town is. The nearest hospital is Baylor Scott & White Medical Center Marble Falls, about seven miles away and roughly a 15-minute drive. It’s a full-service hospital that opened in 2015, with an ICU, surgical services, and orthopedics on site, so you’re not looking at a drive to Austin or Llano for most emergencies or procedures. Before that hospital opened, this was a genuinely harder question to answer for anyone retiring on this side of the lake. It still isn’t next door, and a 15-minute drive matters more if you’re the one who’d be doing the driving in an emergency, so it’s worth weighing honestly rather than assuming proximity you don’t actually have.

Housing That Actually Fits a Downsizing Move

Highland Haven wasn’t built as retirement housing, so the fit isn’t automatic the way it might be in a purpose-built 55-and-over development elsewhere. What you’ll find is a mix of older lake cottages, some still with the layouts they had when the neighborhood was first platted in the 1960s, and newer or renovated homes on and off the water. Not every older cottage works for aging in place. Some have stairs to the main living level, tight bathrooms, or a layout that assumes you’re hauling boat gear up and down a hillside. When I’m working with a retiree here, I’m specifically screening for single-story living, a primary bedroom that doesn’t require stairs, and yard maintenance that’s realistic for the long term, not just square footage and a water view. Inventory in Highland Haven is thin in general, so finding a home that checks both the downsizing boxes and the lake-access boxes takes patience, and I’d rather set that expectation now than have a client discover it three showings in.

Building Community in a Town This Small

A town of a few hundred people runs differently than a subdivision of a few thousand. Highland Haven’s local government and its social life overlap more than you’d expect from a place with its own city charter, and that’s not a knock on it, it’s part of what makes it work for retirees who move here. You get to know your neighbors faster in a town this size, mostly because there are fewer of them and the same handful of people show up to the same handful of things. For someone who’s fully retired and wants to build a routine that isn’t centered on driving somewhere, that kind of small-scale, everybody-knows-everybody structure tends to matter more than it did during a working career, when your social life was built around a job instead of a neighborhood.

Who Highland Haven Fits, and Who It Doesn’t

To be clear, Highland Haven isn’t an age-restricted or retirement-only community, and it never has been. Families with kids live here too, and there’s nothing about the town that excludes anyone. What I’m describing is market positioning: this particular combination of small size, total quiet, and a real drive for errands tends to appeal most to retirees and empty-nesters who’ve already decided they’re fine trading convenience for peace. If you need walkable amenities, a short commute somewhere, or a neighborhood full of other families, I’d point you toward Marble Falls proper or one of the larger Highland Lakes communities instead, and I mean that as genuine advice, not a sales pitch redirect.

Highland Haven is about as far as you can get from noise and crowds anywhere on the Highland Lakes chain, and for the right retiree, that’s exactly the point. It just comes with a real drive attached, and I’d rather you go in knowing that than find out the first time you need a prescription filled.
