Central Austin TX Townhomes For Sale

Townhomes are one of the best ways to get into Central Austin without taking on the maintenance of a full single-family lot, and they typically run less per square foot than a detached home in the same neighborhood. You’ll find them scattered through Hyde Park, Clarksville, Zilker, Travis Heights, and pockets of West Campus, each with its own price point and character.

Where to look for Central Austin townhomes

Hyde Park is mostly bungalows from 1910 through 1950, but you’ll find newer townhome infill on the edges of the neighborhood, close to Guadalupe and the shops along Duval. Clarksville, just west of downtown, has a similar mix of historic cottages and modern townhome builds, and it’s one of the most walkable parts of the city. Zilker, in 78704, puts you two miles from downtown and a short walk from Zilker Park, Barton Springs, and the Green Belt, and it’s seen a steady wave of townhome construction over the last decade. Travis Heights, just south of the river, mixes 1920s and ’30s homes with newer builds and has some of the more distinctive architecture south of downtown. Bouldin Creek, also south of the river and bordering Travis Heights, has that same walkable mix of older cottages and newer townhome infill, and North Loop, just north of Hyde Park, is another pocket worth watching if you want to be near the shops and restaurants along North Loop Boulevard. Most of Central Austin falls under Austin ISD, with Austin High School, McCallum High School, and Kealing and O. Henry middle schools serving different parts of the area depending on the exact address.

What to expect price and layout-wise

Townhome layouts in Central Austin usually run two to three stories, often with a small private yard or patio rather than a full lot, and shared-wall construction that keeps HOA dues lower than a big condo building but still covers exterior maintenance. Inventory moves quickly in the more walkable pockets like Zilker and Clarksville, so if you’re set on a specific neighborhood, timing your search around new listings matters more than it would in a larger subdivision with more turnover.

If you’re comparing a townhome to a condo in the same area, the main difference usually comes down to land ownership. Most Central Austin townhomes carry a fee-simple lot instead of the shared ownership structure you get with a true condo, and that distinction matters for financing options and resale down the line.
