Dripping Springs sits in Hays County and is often called the “Gateway to the Hill Country” — it’s the last stretch of Austin’s western suburbs before the terrain opens into rolling hill country further out. The city has grown fast; it’s more than doubled in population since the 2020 census as Austin-area buyers push further west.

Why a pool matters more out here
Summers run hot, and lots in Dripping Springs tend to be larger than what you’ll find closer to Austin, so there’s more room to put one in. A pool also tends to help resale in this market, since a lot of buyers moving out here are trading a smaller in-town lot for more space and want to make use of it.
What I check before you make an offer
Plenty of the larger lots in Dripping Springs, especially out in the county and the ETJ, run on well water and septic rather than city sewer — that’s worth knowing when there’s a pool on the property, since I’ll want to confirm the septic system is permitted and sized correctly before we get too far into a deal. I also walk through the pool equipment’s age and condition and ask directly whether it was built with the proper permits, because that’s the kind of thing that can turn into a costly surprise at inspection if nobody checked it upfront.
