Georgetown’s gated communities range from golf-and-country-club luxury to a 55-and-over lifestyle, and which one fits depends a lot on what stage of life you’re buying for. Cimarron Hills is built around a Jack Nicklaus Signature golf course, with lots running from a half-acre up to two-plus acres and a country club that includes fine dining and a full fitness center. Sun City Texas, on the other end of the spectrum, is Georgetown’s age-restricted active-adult community – more than 16,000 residents, with its own golf courses and clubhouses built specifically for that lifestyle.

If golf and gated privacy are the priority without the age restriction, Sun City Georgetown won’t be the right fit since it’s 55-plus by design, but Cimarron Hills is the community I usually point buyers toward instead – the gated entry, the acreage, and the country club membership are the draw there. If you want golf without either the age restriction or the gated entry fee, Berry Creek is a non-gated golf-course community worth comparing on price, since it runs meaningfully lower than Cimarron Hills.
Comparing gated living to the rest of Georgetown
Gated communities here come with real trade-offs worth knowing upfront: HOA rules tend to be stricter, and deed restrictions on things like fencing, additions, and even paint colors are more common than in Georgetown’s non-gated subdivisions.
