Lake Travis Waterfront Homes For Sale

Lake Travis waterfront is the search that brings me more calls than almost anything else I list. The lake was formed in 1942 when the Lower Colorado River Authority finished Mansfield Dam, and it now stretches roughly forty miles up the Colorado River with about 270 miles of shoreline — from Lakeway at the south end, up through Volente, Point Venture and Hudson Bend, past Jonestown, toward Lago Vista near the Burnet County line. Every one of those shoreline communities feels different, and the water access, dock permitting, and even the school district zoning can change from one cove to the next. I’m Robbie English, REALTOR and Broker at Uncommon Realty here in the Austin area.


Buying waterfront on Lake Travis

The LCRA controls the shoreline itself, so any dock, boathouse, or retaining wall needs a permit before you build or renovate one — that’s one of the first things I check before a client gets attached to a property. Lake levels move with rainfall and Highland Lakes management, so the same lot can show a lot more or less shoreline in a dry August than after a wet spring. Homes on the south and east side near Lakeway skew toward newer construction and higher price points; the north shore around Volente and Jonestown has more of a mix — older cottages, teardown lots, and new custom builds on steep terrain with big views.

Schools and getting around

Depending on exactly where a property sits, you could be zoned to Lake Travis ISD, Leander ISD, Lago Vista ISD, or Marble Falls ISD, so it’s worth confirming the district before you fall in love with a house. Most of the lake is reachable off RR 620 or Highway 71, and it typically runs 30 to 45 minutes to downtown Austin depending on which shore you’re on.

What you’ll find on the water

A lot of the older waterfront lots, especially around Hudson Bend and the north shore, were platted decades ago without an HOA, so you’ll see more variation in home style than in a newer planned community — everything from 1970s lake cabins to glass-and-stone new builds. Boat access matters more than square footage for a lot of my buyers, so I always walk the shoreline with them to check the slope, the dock condition, and whether the cove holds water in a drought year. Several marinas along the lake, including Lakeway Marina and Volente Beach, are worth knowing about even if you’re not planning to keep a boat there — they’re a good read on how a particular stretch of shoreline handles low-water years.
