Riverside, also known as East Riverside-Oltorf, is one of the fastest-changing neighborhoods in Austin right now, and I like it for buyers who want to be minutes from downtown without paying downtown prices. Living in Riverside
The neighborhood is in the middle of a major redevelopment. River Park, a planned $4 billion mixed-use project on 109 acres near Oracle’s headquarters, will eventually bring office, retail, hotel, and residential space overlooking Lady Bird Lake, and Capital Metro has a Blue Line light rail planned along East Riverside Drive. For now, residents already have Roy G. Guerrero Colorado River Metro Park and the recently renovated Montopolis Park for green space. Kids in the neighborhood attend Austin ISD, zoned to Allison Elementary, Martin Middle, and Eastside Memorial High.
Housing options in Riverside
A lot of the existing housing stock is older apartment complexes from the 70s and 80s, many of which are being redeveloped or replaced as the area grows, alongside a smaller number of single-family homes and newer condo and townhome construction. Because so much of the neighborhood is in transition, values here vary more than in most Austin neighborhoods depending on how close a property sits to the redevelopment zones. If you’re looking at Riverside as an investment as much as a home, that’s worth walking through in detail before you make an offer.
