Georgetown sits about 30 miles north of downtown Austin on I-35, and it’s one of the fastest-growing spots I work in Williamson County. Single-family homes here range from starter houses on the east side to custom builds out toward Wolf Ranch and Rancho Sienna, so buyers usually have more room to negotiate than they’d get closer to Austin proper. Living in Georgetown
Georgetown is the Williamson County seat, and the historic square downtown — anchored by the old county courthouse — is one of the best-preserved Victorian-era town squares in Texas, ringed with restaurants and shops instead of the usual chain storefronts. The San Gabriel River runs through town and feeds Blue Hole Park and San Gabriel Park, both popular for swimming and trails in the summer. Southwestern University, a private liberal arts college, is based here too, which gives the town a bit of a college-town feel alongside the retiree and family growth. Kids in most of the city zone into Georgetown ISD.
Housing options in Georgetown
The housing stock varies a lot depending on where you land. Sun City is a large Del Webb active-adult (55+) community on the west side with its own golf courses and clubhouses — it’s a big draw for retirees relocating from out of state. Families looking for newer construction tend to end up in Rancho Sienna or Berry Creek, both of which sit closer to the golf-course side of town with larger lots than you’ll find in Austin’s inner suburbs. If you want something with more history, the neighborhoods immediately around the downtown square have older single-family homes on tree-lined streets, some dating back a century.
