Central Austin isn’t one neighborhood, it’s a whole collection of them, and I send buyers here when they want walkable, tree-lined streets and a short commute downtown without giving up a real yard. Hyde Park has century-old bungalows and Victorian cottages on some of the city’s most walkable blocks. Crestview, built up in the 1950s on an old dairy farm, is mostly mid-century ranch homes. Allandale has bigger lots and mature trees just north of that. Old Enfield and North Loop round out the mix, each with its own architecture and price point, but all inside Austin ISD and all a quick bike ride from the University of Texas and downtown.

If you’re drawn to Crestview, expect single-story ranch homes on generous lots, a lot of them updated or rebuilt, with easy access to the Crestview Station shops and restaurants along Airport Boulevard. A few minutes south, North Loop is denser and funkier, a strip of vintage shops, coffee spots, and small older homes that draws buyers who want to walk to dinner. Old Enfield, closer to downtown along Lake Austin Boulevard, has some of the city’s oldest and largest homes on quiet, mature streets. And Allandale gives you more square footage per dollar than the neighborhoods closer to campus, with big lots and slab-foundation ranch homes that are popular renovation projects.
Schools and what’s on the market
Most of Central Austin falls inside Austin ISD, feeding into schools like Austin High, McCallum High, O. Henry Middle, Kealing Middle, Casis Elementary, and Highland Park Elementary, depending on the specific street. Housing stock here skews older — 1930s bungalows in Hyde Park, 1950s and ’60s ranch homes in Crestview and Allandale — with a steady mix of full renovations, ground-up rebuilds, and original homes still on their first kitchen.
