Big Sky Ranch Real Estate Agent

Big Sky Ranch is a 200-acre master-planned community going up off Highway 290 and RR 12, right next to Founders Memorial Park in downtown Dripping Springs. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work with buyers and sellers here regularly.   2. Home sizes run roughly 1,637 to 3,448+ square feet, with pricing from the $260s up into the $600Ks depending on collection and lot
  3. HOA dues run around $45+ a month, managed by Goodwin Management, and cover a 3.1-acre amenity center with a pool, splash pad, and playground
  4. Five pocket parks and nearly 1.7 miles of trails connect to neighboring Founders Memorial Park, out of 48 acres of parkland and open space total
  5. Kids attend Dripping Springs ISD, one of the state’s higher-ranked districts

What Big Sky Ranch is actually like

The Heritage Collection covers smaller, more affordable two-story bungalows starting in the $260s, while the Executive and Founders collections move up into larger homes, some over 3,300 square feet and into the $600Ks. That range means two buyers looking at “Big Sky Ranch” can be shopping for genuinely different homes and price points, so it’s worth being specific about which collection actually fits your budget before you start touring.

The amenity center sits on 3.1 acres and includes a pool, splash pad, and playground, and the neighborhood’s five pocket parks and trail system tie into Founders Memorial Park next door, giving residents direct access to that park’s own trails and green space. Kids in Big Sky Ranch attend Dripping Springs ISD. The location off Highway 290 and RR 12 puts you close to downtown Dripping Springs and about 24 miles from downtown Austin.

Because this is an active build-out, buyers are often choosing between resale homes in earlier phases and new construction still going up nearby, and each comes with different tradeoffs on price, finish level, and whether you’re dealing with ongoing construction traffic.

Buying in Big Sky Ranch

When I work with buyers here, we start with which collection and price point actually fits, since that determines both your floor plan options and how much lot you’re getting. From there I help you weigh a new-construction contract against a resale home in an earlier phase, walk through what the HOA dues actually cover, and make sure you know how far along construction is on any lots still being built nearby, since that affects noise and traffic for a while even after your own home is finished.

Selling in Big Sky Ranch

Selling in Big Sky Ranch means competing with Meritage’s own new-construction inventory as long as the community is still building out, so pricing and presentation both need to account for that. I help sellers understand how their home compares to what’s currently available from the builder, price it so it makes sense against that competition, and market what a resale home offers that new construction can’t, like mature landscaping or upgrades already in place.
