We’re seeing a market that’s adjusting—hard. The median home price in Horseshoe Bay is now $715,000, a stunning 58.2% increase compared to this time last year. That kind of growth doesn’t happen in isolation. It reflects both the long-standing appeal of the area and significant shifts in demand.

But before sellers get too excited, the story doesn’t end there.

Despite the jump in prices, closed sales dropped 13.3% year over year, totaling just 13 in January. That means fewer buyers pulled the trigger. For some, that may signal hesitation. For others, it’s a wake-up call that pricing strategy and timing matter more than ever.
