But if you’re considering moving here, the big question on your mind is likely: Is Austin expensive to live? Let’s break it down so you can decide if the cost of living matches your lifestyle and budget.

Housing Costs: The Biggest Factor

The cost of housing is what drives most of the conversation about affordability in Austin. Home prices have risen significantly over the last decade, with the median home price currently sitting around $450,000. That’s more affordable than cities like San Francisco or New York but higher than the national average.

If buying isn’t an option, renting is the next best choice—but it’s not exactly cheap. As of 2024, the average rent for a one-bedroom apartment in Austin is around $1,700 per month. Prices fluctuate depending on the neighborhood. For example:

  • Downtown Austin: Expect to pay $2,200 or more for a one-bedroom.
  • East Austin: More affordable, with rentals averaging $1,600.
  • North Austin: You can find options closer to $1,400, especially in older complexes.

Housing is the biggest expense you’ll face in Austin, but it’s still more affordable than other tech-driven cities.

Everyday Expenses: How Much Do You Need?

While housing gets the most attention, your daily cost of living also matters. Here’s a look at essential expenses:

  • Groceries: Expect to spend about 10-15% more than the national average. A trip to H-E-B (Texas’ favorite grocery store) is affordable, but shopping at specialty stores like Whole Foods will add up fast.
  • Utilities: The average monthly utility bill (electricity, water, internet) runs between $150 and $250, depending on your home size and energy use. Summers are hot, so A/C costs can spike.
  • Transportation: If you own a car, gas prices are slightly below the national average. However, insurance costs in Texas tend to be high. If you don’t drive, public transportation options are limited, meaning rideshares or e-scooters may be part of your budget.  And, we have both Costco and Sams gas too!!!
  • Dining & Entertainment: Eating out in Austin can be as affordable or expensive as you want it to be. A casual taco spot will set you back $10-$15 per meal, while a nice dinner downtown can easily reach $50 per person. Entertainment, like live music and festivals, ranges from free events to pricier VIP experiences.

Is Austin’s Salary Market Keeping Up?

A crucial factor in affordability is income. Austin has a strong job market, particularly in tech, healthcare, and government sectors. The median household income is around $80,000, which is higher than the national average but may not stretch as far as it used to with rising costs. So, is Austin expensive to live?

How to Make Austin More Affordable

If you’re set on moving to Austin but concerned about costs, here are a few ways to make it work:
