Sellers are presented with a multitude of options when it comes to listing their homes. However, recent statistics underscore the overwhelming preference for leveraging working with a REALTOR and maximizing their home's exposure by using the Multiple Listing Service (MLS) as the primary avenue for home sales. According to recent data, a staggering 88% of sellers chose to list their properties on the MLS, cementing its status as the premier platform for home listings. Conversely, a mere 4% of sellers opted to bypass this ubiquitous resource.

So, why is the MLS the go-to choice for the majority of sellers? The answer lies in its unparalleled reach and influence within the real estate landscape. Functioning as a centralized database accessible to licensed real estate agents, the MLS serves as a hub where properties are showcased to a vast network of potential buyers. By listing their homes on the MLS, sellers instantly amplify their visibility, tapping into a pool of qualified buyers actively seeking properties in their desired location and price range.  

Now, with recent settlement negotiations with the National Association of REALTORS (NAR) and court cases, the NAR as part of their settlement negotiations have agreed to remove the cooperative commissions offered to buyers agents for just the next seven years.  With this change, sellers agents in cooperation with their sellers are unable to make offers of compensation within the MLS causing additional legwork for agents across the board.  For the seller's agent, they are going to have to field inquiries about compensation on the listing that they bring to market by buyers' agents who are seeking compensation from sellers for the buyers they bring to market.  In real estate for the system to work correctly, there is a delicate balance between buyers and sellers and the way that real estate works enabling buyers to be represented by an agent and successfully close the transaction.

Moreover, the MLS doesn't just facilitate exposure; it also serves as a catalyst for seamless transaction management for successful transactions. Real estate agents who are members of NAR have access to the MLS.  These professionals like myself, are armed with our expertise, understand market trends, prepare documents, and access the MLS.  We by working through our brokerages actually assume the role of orchestrators, overseeing every facet of the home selling process. From marketing strategies to negotiation tactics, these professionals wield a comprehensive toolkit aimed at optimizing the selling experience for their clients.

In fact, recent surveys underscore the pivotal role of REALTORS and non-NAR member real estate agents in streamlining the home-selling journey. A substantial 85% of sellers attested to the myriad services provided by their agents, highlighting the breadth of expertise and support offered throughout the process. These services encompass a spectrum of tasks, ranging from market analysis and property staging to navigating complex legalities and documentation.

However, it's worth noting that not all real estate agents operate at the same level of proficiency, education, and experience. While the majority of sellers benefit from a full suite of services, a fraction – 7%, to be precise – reported receiving only a limited set of offerings from their agents. Furthermore, an additional 8% expressed dissatisfaction with agents who merely listed their properties on the MLS without extending their support beyond this initial step.
