When you’re looking to buy a home, it’s only natural to turn to the internet. After all, the information should be at your fingertips, right? But here’s a growing problem: Zillow no longer displays all MLS listings to buyers, and that’s a major shift that can leave you house-hunting with blinders on. At first glance, Zillow might seem like a comprehensive resource. It looks sleek, it’s fast, and it’s packed with property photos and price tags. But what you may not realize is that Zillow is only showing you what it’s allowed to display—not everything that’s actually available.

It’s a third-party aggregator site, which means it gets listing data from other sources—usually through syndication feeds provided by MLSs or brokerages. But here’s the catch: agents can opt out of syndicating their listings to these sites. And many do.

Why? Because listing a property on Zillow means giving up control. It often means a poor user experience for the consumer. It often means their client’s property is shown next to competitor agents who know nothing about the home. As a listing broker, that’s unacceptable.
