Cedar Park is about 17 miles northwest of downtown Austin in Williamson County, mostly zoned to Leander ISD, with easy access to the 183A Toll corridor. It’s grown a lot over the past decade — more retail, more employers, and a steady supply of both resale and new-construction homes.
I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve worked with buyers across Cedar Park for years, from first-time buyers to people relocating from out of state.

What to Know Before You Start Looking
Cedar Park isn’t one uniform market. Neighborhoods closer to US-183 and the older parts of town tend to be more established, with mature trees and lower price points than the newer development further west near the 183A corridor. HOA rules, lot sizes, and builder quality vary a lot community to community, so it’s worth comparing more than just the listing price and square footage.
Because Leander ISD covers most of the city, school zoning is more consistent here than in some neighboring areas — but which specific elementary, middle, and high school a home feeds into still varies by street, so I check that for every property we look at together.

How I Work With Buyers Here
I start with a real consultation before we tour anything — budget, financing status, timeline, and what actually matters to you in a home. Once we’re looking, I keep close tabs on new listings so you’re not the fifth showing on a house that already has three offers, and I handle negotiation and contract review once you’re ready to write an offer.
