Cottonwood Shores is about 4 miles southwest of Marble Falls, 17 miles southwest of Burnet, the county seat, and roughly 50 miles west of downtown Austin. It sits between two much bigger names: Horseshoe Bay’s resort community and Marble Falls’ downtown and lake tourism. Cottonwood Shores is quieter and smaller than both, closer in scale to places like Sunrise Beach Village, Sherwood Shores, or Stillwood Estates. Population runs around 1,400 at the last census, closer to 1,800 today. That size cuts both ways: fewer homes trade hands here in a given year, which means less noise in the numbers and more value in working with someone who’s tracked this specific market over time rather than treating it as a rounding error inside a bigger Marble Falls search.
What buying or selling here actually takes
Families here are zoned to Marble Falls ISD, and that factors into how certain streets and sections hold their value for buyers with kids. On the sell side, positioning a home well means understanding who’s actually shopping this town, often people cross-shopping Marble Falls or Horseshoe Bay who want the same lake access without the price tag or the crowds.
