Searching “Cottonwood Shores real estate Zillow” is a natural first move, but it’s worth knowing why the numbers you’ll find there don’t hold up well here. Cottonwood Shores is small and particular enough that an algorithm built to average out a national dataset runs into real trouble, and if you’re serious about buying or selling in this town, you want someone who can explain why a given number is off, not just tell you it is.

Why the river-versus-lake distinction breaks automated pricing

Cottonwood Shores sits on the south bank of the Colorado River just below the outlet of Lake LBJ. It isn’t directly on Lake LBJ itself, even though the town has boat ramp access on both the river side, which feeds into Lake Marble Falls downstream, and toward Lake LBJ. That’s a real pricing variable, and it’s exactly the kind of thing an automated valuation model gets wrong. Two homes a few streets apart can carry very different values depending on which type of water access they actually have, but a model built mostly on square footage, lot size, and nearby closed sales doesn’t know the difference between a river lot and true lake frontage. It just sees “Cottonwood Shores” and averages the two together.

Why the comp pool here is so thin

Cottonwood Shores is a small town, around 1,400 people at the last census and closer to 1,800 today, wedged between two much bigger names in Horseshoe Bay and Marble Falls. A limited number of homes change hands here in any given year compared to those larger neighbors. Automated valuation models need volume to work well; they lean on a large pool of recent, similar sales to smooth out errors. In a market this size, that pool is thin, so a Zestimate here often gets stretched from comps pulled farther away, or from a handful of sales that may not reflect what your particular lot or street is actually worth.

Why MLS lag matters more in a tight-knit market

Zillow and similar sites pull from MLS feeds and public records, and both can lag reality, especially somewhere this small. In a close-knit community like Cottonwood Shores, some sales happen quietly, a homeowner mentions to a neighbor they’re thinking of selling, word gets around, and the deal is done before it’s ever entered a public system. Off-market and pocket listings are more common in towns this size than in a big subdivision with hundreds of comparable homes, and none of that ever makes it into an algorithm’s dataset.
