Dripping Springs Real Estate Market Data & Pricing Trends

People call me a Dripping Springs REALTOR expert because I actually track what’s happening in this market week to week, not because I pulled a title off a listing template. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I watch pricing, days on market, and inventory in this specific town closely enough to tell you what the numbers actually mean for your property, not just what they say on a national real estate app.

What the data actually shows right now

Dripping Springs went through a stretch of fast appreciation as more buyers left Austin for space and better school ratings, and that run has cooled recently. Homes here are generally taking longer to sell than they were a year ago, and well-priced, well-presented listings still move quickly while overpriced ones sit and eventually have to chase the market down. That split matters more than any single headline number, because it changes how I advise a seller on where to start.

None of that plays out evenly across the town, either. A well-priced home in a planned community like Headwaters can move in a matter of weeks, while an acreage listing further out might take longer simply because the buyer pool for 10-plus unrestricted acres is smaller than the buyer pool for a three-bedroom production home. I watch those segments separately rather than quoting one blended average for the whole ZIP code.

Why acreage and custom homes price differently than production neighborhoods

Dripping Springs’ housing stock leans heavily toward acreage and custom builds rather than the production subdivisions you’d find closer to Austin, and that changes how comps work. Well capacity, septic permit history, easements, and deed restrictions all factor into what a property is actually worth, sometimes more than square footage does. Two homes with identical floor plans can carry very different price tags depending on whether the land underneath them has usable water and a functioning septic system rated for the house size.

The tourism economy here plays into this too. The wineries and distilleries along Fitzhugh Road and Hamilton Pool Road have pushed land values up in specific corridors and shaped which parcels draw the most competing offers, so knowing which stretch of road a property sits on matters as much as the acreage figure itself.
