South Austin has a mix that’s hard to find anywhere else in the city, bungalows from the 1940s a few blocks from new construction, all within walking distance of Barton Springs or South Lamar. The neighborhoods I work most
Travis Heights, just south of Lady Bird Lake, has some of the oldest and most sought-after homes in South Austin, with a walkable, tree-lined feel. Bouldin Creek, closer to South Lamar, mixes original cottages with newer builds. Zilker and Barton Hills sit right against the greenbelt and Barton Springs, which keeps demand steady no matter what the broader market is doing. What I do for buyers here
South Austin’s older housing stock means I spend real time on inspection findings, foundation history, and permit records before you write an offer, since a lot of these homes have been renovated more than once. I also run comps specific to your target street, because a home three blocks from the greenbelt can carry a real premium over one just outside it.

I price against genuinely comparable recent sales in your specific neighborhood, then handle staging guidance, professional marketing, and negotiation through closing. Older South Austin homes often need a different marketing approach than new construction, and I tailor that to your property.
