Buying a working ranch or a few acres for a homestead isn’t like buying a house in town. Water access matters more here — whether that’s river frontage on the Pedernales, a spring-fed creek, or a well. Soil quality, easements, and how a property is zoned or exempted all affect what you can do with it and what it’s worth.
Most rural land in the county is valued for property tax purposes under an open-space agricultural valuation rather than market value, which can mean a real tax difference — but qualifying requires documented agricultural use. Moving to a wildlife management valuation instead generally requires the land to have already carried an ag exemption for several years, plus an approved wildlife management plan covering things like habitat work or water sources. These are details worth sorting out before you’re under contract, not after.
Fredericksburg and the Surrounding Area
Fredericksburg anchors the county — German-settled, now known as much for its wine country along Highway 290 as its history. Gillespie County land is roughly 80 miles from Austin, close enough for weekend trips but far enough to feel like a different pace of life. Wineries, peach orchards, and cattle operations share the same hill country geography here.
