Llano County Farms and Ranches

Llano County is hill country ranch land along the Llano River — 941 square miles of granite outcrops, grazing land, and hunting ground on the eastern edge of the Edwards Plateau. It’s earned the nickname “Deer Capital of Texas,” with more white-tailed deer harvested here annually than almost anywhere else in the state. Whether you want pasture for cattle, a hunting retreat, or land to hold, I can help you find it.

As a REALTOR and broker at Uncommon Realty, I’ve spent decades in Texas real estate. Llano County land comes with its own considerations, and having someone who knows the market makes a real difference.

Why Llano County Farms and Ranches Stand Out

Llano, the county seat, sits near the center of the county about 72 miles northwest of Austin. The Llano River runs west to east through the middle of it, and granite outcroppings show up across much of the land — Llano granite has been quarried commercially here since the 1800s. Between the river, the grazing land, and the hunting reputation, this county draws ranchers, hunters, and people who just want space.

Unincorporated land in the county often carries fewer building and zoning restrictions than you’d find inside a city, though that varies by parcel and utility district — worth checking before you assume anything. Agricultural valuations, water rights, and access to the property are what I look at closely with every client considering land here.

Why Work with Robbie English?

Land transactions require more than a standard home-buying process. I don’t just facilitate a sale — I walk clients through what a property can actually do for them, from soil and water considerations to how a tract is currently valued for taxes.

Finding the Right Llano County Farm or Ranch for You

No two properties are the same. Some fit livestock, some are better for hunting, some are pure investment. I start by understanding what you’re after — water access, fencing, soil, elevation — before I show you anything.

Negotiating the Best Deal

Land valuation isn’t always straightforward. Knowing what’s priced fairly and where there’s room to negotiate takes market knowledge specific to rural property, not just residential comps.

Take the Next Step

If you’re serious about buying or selling land in Llano County, let’s talk about how I can help you navigate the process.
